Perimeter barrier run against a sandstone wall

Pre-Construction Termite Barriers Bardwell Valley

Bardwell Creek runs straight through Bardwell Valley past Silver Jubilee Park and the golf course, so a new slab on the low ground here needs a termite barrier detailed for genuinely damp conditions.

Quick answer

Yes. Bardwell Valley falls under Bayside Council, and termite pressure is real in this pocket of Sydney, so a new home or rebuild needs a compliant termite management system, and the creek running through the suburb adds to ground moisture. Collars and any under-slab layer go in before the pour, and the finished system meets AS 3660.1. Its durable notice and certificate must be on file before occupation.

Termite barriers in Bardwell Valley

Why Bardwell Valley builds need the barrier in before the pour

Bardwell Valley is a quiet, mostly residential pocket of Bayside Council, about 10 km south-west of the Sydney CBD in postcode 2207, built around Bardwell Creek as it runs down to meet Wolli Creek. Silver Jubilee Park, Coolibah Reserve, Shepherd Reserve and the Favell Picnic Area follow the creek's length, so a lot of the suburb looks straight onto green space, and Bardwell Valley Golf Course sits on the creek's banks. A handful of early twentieth-century sandstone cottages still stand in East Street and The Glen Road. With no station of its own and little vacant land, most building activity here is renovation, extension and the occasional knockdown rebuild of an older house, each needing the same termite management system as any new home.

The creek is what sets the ground conditions in Bardwell Valley apart from a typical Bayside block. Water, shade and reserves along its length create humid, sheltered conditions well suited to termites as well as mosquitoes and spiders, and the golf course adds irrigated turf on top of that. Homes that sit low in the valley can have damper sub-floors than houses further up the slope, and the surviving sandstone cottages bring their own questions about ageing timber floors and roof framing. A new slab or extension footing here needs to be detailed with that creek-driven moisture in mind rather than assumed to be on ordinary dry ground.

Local conditions

What makes Bardwell Valley blocks a termite risk

Bardwell Creek is the thread that runs through every risk factor on a Bardwell Valley block.

Bardwell Creek runs through the suburb

Water, shade and creek-side reserves keep the ground in Bardwell Valley more humid than a typical inland block, conditions termites use just as readily as mosquitoes and spiders do. A new slab close to the creek line needs its perimeter and any under-slab system detailed for that sustained moisture.

Low-lying valley blocks

Houses that sit low in the valley can have damper sub-floors than homes further up the slope, simply because water drains down towards them. That extra moisture is exactly the condition a termite colony looks for, so drainage around a new footing matters as much as the barrier material itself.

Sandstone cottages on old blocks

A few early twentieth-century sandstone cottages remain in East Street and The Glen Road, and any rebuild or extension on one of these older blocks needs to reckon with ageing timber floors, roof framing and whatever protection, if any, was originally fitted. The new work gets a full, compliant barrier regardless of what came before it.

What we install here

Building in Bardwell Valley

Most Bardwell Valley jobs are renovations, rear extensions and knockdown rebuilds on established blocks close to the creek, with the occasional granny flat on a larger lot further from the water. We fit collars to every penetration and detail the perimeter to account for creek-side drainage, running membrane and any chemical soil treatment with the extra ground moisture in mind rather than treating the site as standard dry ground. Visits are scheduled for after the plumber's rough-in stage and ahead of the pour, and we return for later stages on projects delivered under staged approvals.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Bardwell Valley

Shepherd Parade Reserve sits close to the suburb centre, and Bardwell Valley Golf Course follows Bardwell Creek a short distance away, its irrigated fairways adding to ground that is already damp from the creek itself. Wolli Creek Regional Park lies a little further out, part of the wider bushland corridor the creek eventually joins. Together these green spaces mean a Bardwell Valley block is rarely far from water, shade or established trees, all of which we factor into how a barrier is detailed.

Bardwell Valley is certified through Bayside Council, and the paperwork required is the same on every job: a durable notice secured inside the meter box, and an installation certificate that names the products, the areas covered and the licensed installer. We have both ready the moment our stage wraps up, so a Bardwell Valley renovation, rebuild or granny flat is never stuck waiting on documentation from us.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does living near Bardwell Creek change what termite system I need?

It does not change which standard applies, since every Bardwell Valley job is still installed to AS 3660.1 under the National Construction Code, but it does change how we detail drainage and moisture control around the barrier. Creek-side ground stays damper for longer, so we pay closer attention to weep holes, sub-floor airflow and soil preparation than we would on a drier, elevated block.

Can you fit a barrier to an old sandstone cottage in East Street or The Glen Road?

Yes, a rebuild or extension on one of these older cottages gets a full, compliant termite management system regardless of what protection the original building had, if any. We tie the new work into the existing footings and timber floors where the detailing allows, and every project still needs the durable notice and certificate for Bayside Council's certifier before sign-off.

Why does Bardwell Valley have no train station nearby?

The suburb sits as a quiet residential pocket between the stations that serve neighbouring Bardwell Park and Turrella, and that has kept it a smaller, more settled area with little vacant land for new estates. Because of that, almost all our work here is renovation, extension and knockdown rebuild rather than new house-and-land construction.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
