Quick answer

Yes, a new or rebuilt home on Burraneer Point needs a termite management system, because the peninsula sits within a termite-prone part of Sutherland Shire and the NCC applies regardless of the water views. AS 3660.1 governs how it is installed, with collars going in before the slab or footings are poured. Sutherland Shire will not issue the Occupation Certificate without a durable notice and installation certificate on file.

Termite barriers in Burraneer

Why Burraneer builds need the barrier in before the pour

Burraneer occupies Burraneer Point, a peninsula on the north shore of the Port Hacking estuary about 23.4 km south of the Sydney CBD, in postcode 2230 and the Sutherland Shire council area. Burraneer Bay forms its western side and Gunnamatta Bay its eastern side, and the suburb is mostly large family homes, many with water views, boatsheds or private jetties. The Royal Motor Yacht Club and Burraneer Bay Marina sit on the water, with shops and cafes along Woolooware Road. Building work on the point is typically a knockdown rebuild of an older waterfront house, or a new boatshed or jetty structure added to an existing property, since the peninsula has been developed for decades already.

Water on two sides changes what a barrier has to deal with before the concrete goes down. Waterfront gardens, sea walls and boatsheds stay damp for most of the year, and timber structures close to the water line can attract termites and suffer wood decay faster than an inland block. Rats often use foreshore rocks and moored boats as cover, and mosquitoes breed in any still water left sitting after rain. Larger Burraneer houses also tend to have bigger roof voids and more outbuildings, so a barrier plan drawn up before the pour needs to look at the whole property, not just the footprint of the main house.

Local conditions

What makes Burraneer blocks a termite risk

Three things drive termite and pest risk on a Burraneer waterfront block, and each one shapes the barrier.

Water on two sides

Burraneer Bay to the west and Gunnamatta Bay to the east keep gardens, sea walls and boatsheds damp for long stretches of the year. Timber close to the water line is more exposed to both termites and general decay, so waterfront sections of the perimeter get closer attention than the street-facing side.

Bushland along the foreshore

Shiprock Reserve and other bushland pockets along the Port Hacking foreshore give termites, funnel-web spiders and rodents a natural route from the reserve toward Burraneer gardens. Blocks backing onto this kind of reserve need the perimeter to cover that boundary as carefully as the street frontage.

Boatsheds, jetties and pool areas

Larger Burraneer properties often include a boatshed, a jetty and a pool area alongside the main house, each with its own footings or slab. We treat these structures as part of the same barrier plan rather than an afterthought, since a boatshed close to the water is often where termite activity starts.

What we install here

Building in Burraneer

On Burraneer Point we install termite management systems for waterfront knockdown rebuilds, new boatsheds, pool surrounds and additions to existing houses, working out from the plans rather than assuming a standard suburban layout. Suspended floors are common close to the water, with slab-on-ground further back from the foreshore, and collars go on every plumbing penetration ahead of the pour or floor sheeting. Because so many properties here have a boatshed or jetty as well as the main house, we quote the whole property in one visit so nothing is missed.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Burraneer

Shiprock Reserve, about 0.7 km from the centre of the point, sits on bushland along the Port Hacking foreshore that gives termites, funnel-web spiders and rodents a route toward nearby gardens. Binaville Avenue Reserve, roughly 0.4 km away, adds more trees and leaf litter where ants and spiders shelter. Maian Bar Beach and the water frontage along both bays round out a setting where almost every barrier we install has to account for a waterfront boundary somewhere on the block.

Sutherland Shire certifies building work on Burraneer Point, and the Occupation Certificate will not be issued without two documents in hand: a durable notice fixed in the meter box, and an installation certificate confirming what was fitted, where it covers and who carried out the work. We put both together once the last stage of the barrier is complete, along with care notes for the finished system, so paperwork is never the thing holding up settlement.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Burraneer questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
Does a boatshed or jetty on our Burraneer property need its own termite protection?

Any structure with a slab or footings close to a house, including a boatshed, can be fitted with the same collars and perimeter system used on the main dwelling, and it is worth doing given how much moisture sits around a waterfront boatshed. We usually quote the boatshed and the house together so the whole property is covered in one visit rather than two separate jobs.

Are waterfront blocks on Burraneer Point more prone to termites than blocks further inland?

The moisture that comes with being on the water, from garden beds and sea walls to timber close to the tide line, does tend to keep termite pressure higher than on a dry inland block. That is one reason we look closely at drainage and clearance around waterfront structures when planning a barrier, rather than treating every Burraneer property the same way.

What does Sutherland Shire need before it will issue our Occupation Certificate?

Sutherland Shire wants a durable notice in the meter box plus an installation certificate that spells out what was used, how much of the block it protects and our licence details, before it will grant the certificate. We provide these documents directly, timed so they reach the certifier well before your final inspection date.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
