Pre-Construction Termite Barriers Beverley Park

Beverley Park Golf Course takes up a large share of this small suburb in postcode 2217, and a rebuild on one of the established blocks around it needs its termite barrier fitted before the pour.

Quick answer

Yes. Beverley Park sits within Georges River Council's area, where termite activity is well established, so a new home or knockdown rebuild needs a compliant termite management system. Homes near the golf course's irrigated turf and mature gardens see more consistent moisture than average. Once poured, the barrier has to meet AS 3660.1, and Georges River Council's certifier still needs the durable notice and certificate on file.

Termite barriers in Beverley Park

Why Beverley Park builds need the barrier in before the pour

Beverley Park is a small residential suburb in Georges River Council, about 14 km south-west of the Sydney CBD in postcode 2217. It was once part of Kogarah, and takes its name from the large recreation park that holds Beverley Park Golf Course, which occupies a big share of the suburb's land. Commercial development is limited to its borders on the Princes Highway and Rocky Point Road, where the St George Leagues Club sits. Being small and largely built out, current work is mostly knockdown rebuilds and renovations of the established homes that ring the golf course, and each new slab or footing needs the same termite management system as a house anywhere else in Sydney.

Historic records describe the land near Kogarah Bay as a swampy headland, and the historic sandstone house Sunnyside still stands on the Princes Highway as a reminder of that history. For a new barrier, the golf course itself matters more day to day: large areas of irrigated grass, water hazards and trees sit right among the homes here, keeping mosquitoes, rodents and ants active and the soil around nearby blocks consistently damper than a suburb without that much watered turf. Houses ringing the course often have established gardens as well, and termites are always worth checking for in homes with timber floors or mature landscaping close to the walls, exactly the conditions a rebuild here needs its barrier to close off.

Local conditions

What makes Beverley Park blocks a termite risk

The golf course at the heart of Beverley Park shapes most of the risk factors a barrier has to deal with.

Irrigated fairways beside homes

Beverley Park Golf Course keeps large areas of turf and several water hazards irrigated right next to residential blocks, and that watering can keep neighbouring soil damper than a typical suburban garden. A new slab close to the course needs drainage and perimeter detailing that accounts for that extra, ongoing moisture.

Established gardens around the course

Homes ringing Beverley Park Golf Course tend to have mature trees and long-established garden beds, conditions that suit termites as much as they suit the golf course's own turf maintenance. A knockdown rebuild on one of these blocks needs soil preparation that accounts for decades of planting, not just a new slab poured over it.

Historic swampy headland ground

Land near Kogarah Bay was historically described as a swampy headland, and while the suburb has been built up since, that low-lying history is a reminder that drainage can be more of a factor here than on higher, drier ground elsewhere in the district.

What we install here

Building in Beverley Park

Beverley Park work is mostly knockdown rebuilds and renovations on the established blocks surrounding the golf course, since there is little vacant land left in such a small suburb. We fit collars to every penetration and run the perimeter with the course's irrigation and the area's historically low-lying ground in mind, paying particular attention to drainage around the slab edge. We work to the builder's program, scheduling our visit between the plumber's rough-in and the pour, and return for later stages where a project runs under staged approvals.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Beverley Park

Beverley Park Golf Club sits at the centre of the suburb, its irrigated fairways and water hazards the single biggest influence on ground moisture nearby. Leighton Park adds trees and mulch close to houses on quieter streets, sheltering the kind of insect activity that comes with established gardens. Carlton station, a little further out, sits on a rail corridor that marks one edge of the suburb, though it is the golf course and the area's low-lying history that matter most when we detail a barrier here.

Beverley Park is certified through Georges River Council, and the certifier's checklist before occupation is short but firm: a durable notice fixed within the meter box, and an installation certificate that records the products used, the protected areas and the licensed installer. Both land with you once our stage of the job wraps up, so a Beverley Park rebuild is never left waiting on our paperwork before final inspection.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does living next to Beverley Park Golf Course change the termite risk?

It can, because irrigated fairways and water hazards keep the soil around nearby blocks damper than a typical suburban garden, and that moisture suits termite activity. We still install a compliant barrier to the same AS 3660.1 standard on every job, but on blocks bordering the course we pay closer attention to drainage and run a fuller perimeter around the slab edge.

Does the swampy history of the Kogarah Bay headland still matter for a new slab?

The suburb has been built up for a long time now, but the area's historically low-lying, swampy ground is a reminder that drainage deserves attention here more than on higher, drier blocks elsewhere. We check site drainage as part of planning any Beverley Park barrier, even though the standard the system is installed to does not change because of the area's history.

Do old sandstone houses like Sunnyside need special termite consideration?

A heritage-era building like Sunnyside is not typical of most Beverley Park rebuild sites, but where an older sandstone home is being extended or renovated, we treat the new footing the same as any other new construction under the National Construction Code, tying it into the existing structure where the detailing allows and supplying the required durable notice and certificate.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
