Quick answer

Yes, a knockdown rebuild replacing an older fibro home in Cambridge Park needs a termite management system, since the NCC applies to the new dwelling regardless of what previously stood on the quarter-acre block. AS 3660.1 sets the standard, with collars fitted before the pour and the old raised-floor structure cleared. Penrith Council will not release the Occupation Certificate without a durable notice and matching installation certificate.

Termite barriers in Cambridge Park

Why Cambridge Park builds need the barrier in before the pour

About 46 km west of the Sydney CBD, in postcode 2747 and Penrith's north ward, Cambridge Park grew out of farmland subdivided from the old Werrington estate, developed mainly through the 1950s when its post office first opened. The suburb is known for fibro houses on quarter-acre blocks set along straight, grid-style streets, quite different from the curving layouts of newer Penrith estates further out. As that original housing stock reaches the end of its life, knockdown rebuilds are becoming a common sight, replacing raised timber-floor fibro homes with new slab-on-ground houses on the same generous blocks.

Homes of that 1950s era need a particular approach when a rebuild is planned. Many original houses have raised timber floors, timber stumps or piers, and roof spaces with gaps that have opened up over decades, so termites, rats and possums have often already found a way in. Large backyards typically hold sheds, woodpiles and fruit trees that shelter spiders and rodents close to the building line. Older fibro sheeting on a house still standing next door or being demolished on site may contain asbestos, so a new barrier system has to be planned around non-invasive methods that avoid drilling or disturbing that material.

Local conditions

What makes Cambridge Park blocks a termite risk

Three things shape how we plan a termite barrier for a Cambridge Park rebuild, each tied to the suburb's 1950s origins.

Old raised-floor fibro homes

Many original Cambridge Park houses sit on timber stumps or piers with roof gaps that have widened over seventy years, so termites, rats and possums have often already established themselves before a rebuild even starts. Clearing that structure properly is the first step before a fresh, compliant barrier goes in.

Quarter-acre blocks with sheds

The generous quarter-acre blocks typical of the suburb usually carry a shed, a woodpile or fruit trees that give spiders and rodents cover close to the house. A rebuild is a chance to clear that harbourage back from the new slab edge before the barrier is installed.

Asbestos in older fibro sheeting

Fibro cladding common on original Cambridge Park homes may contain asbestos, so barrier work around any remaining fibro structure has to avoid drilling or disturbing the sheeting. We plan the system around non-invasive methods on these sites rather than standard drilled applications.

What we install here

Building in Cambridge Park

Most of our Cambridge Park work is knockdown rebuilds replacing 1950s fibro homes with new slab-on-ground houses on the same quarter-acre blocks. We fit collars to every plumbing and services penetration ahead of the pour, and where an existing fibro structure remains nearby during works, our methods avoid drilling or disturbing sheeting that may contain asbestos. One written quote from the plans covers demolition-stage soil treatment through to the finished perimeter system.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Cambridge Park

Lincoln Park and the Penrith Valley Regional Sports Centre, both about 0.7 km away, bring irrigated turf, bins and garden edges that keep rodents, ants and mosquitoes active on nearby streets. Dunheved Golf Club, roughly 2.2 km off, adds more watered open ground to the wider area. On the quarter-acre blocks between these landmarks, old sheds and fruit trees left from the original 1950s gardens are usually the closer source of harbourage we check first.

Penrith Council certifies rebuilds and new homes in Cambridge Park. It will not issue an Occupation Certificate until it has a durable notice fixed in the meter box and a signed installation certificate stating the products used, the extent of the protected area and our licence number. Where a rebuild replaces an older fibro home, we also note that the previous structure and any risk it carried have been fully cleared, so the certifier has a complete record for the new dwelling.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Cambridge Park questions

Our old Cambridge Park house has fibro sheeting. Can you still install a barrier safely?

Yes, we plan around fibro sheeting rather than drilling or disturbing it, since older sheets on homes like these may contain asbestos. Where the structure is being demolished as part of a rebuild, the new barrier goes in on the fresh slab once demolition is complete and the site is clear, rather than being fitted through the old fibro walls.

Is it common to find termites already active when an old Cambridge Park house comes down?

It happens fairly often, given how many original homes here have raised timber floors, timber stumps and roof gaps that have opened up over seventy years. When we quote a rebuild we look for signs of existing activity so any treatment needed before the new slab goes in is accounted for, rather than discovered partway through the build.

Do we need to clear the backyard shed and fruit trees before the barrier is installed?

Not necessarily, but sheds, woodpiles and fruit trees close to where the new slab edge will sit do give spiders and rodents cover, so pulling harbourage back from that line before installation helps the barrier do its job properly. We can advise on what to move as part of planning the job.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
