Pre-Construction Termite Barriers Baulkham Hills

Baulkham Hills grew from the 1960s on generous blocks near Bidjigal Reserve and Darling Mills Creek, postcode 2153, and a rebuild on that bush edge needs its termite barrier locked in before the pour.

Quick answer

Yes. Most of Baulkham Hills sits in The Hills Shire, ground where termites are established, so a new home, knockdown rebuild or granny flat needs a termite management system under the National Construction Code. Blocks near Bidjigal Reserve face steadier pressure than blocks further in. Once poured, the system has to meet AS 3660.1, with its durable notice and certificate on hand before the certifier issues the Occupation Certificate.

Termite barriers in Baulkham Hills

Why Baulkham Hills builds need the barrier in before the pour

Baulkham Hills is one of the older parts of the Hills District, about 23 km north-west of the Sydney CBD, with most of the suburb in The Hills Shire and a small southern section in the City of Parramatta. Suburban growth took off here from the 1960s, so streets are lined with brick and brick-veneer family homes on generous blocks, mature trees and established gardens, with Grove Square and the local shops at the centre and the Metro Northwest line running close by. Current building work is dominated by knockdown rebuilds of those original brick homes, extensions and granny flats on the larger blocks, rather than new house-and-land estates, and each of those projects still needs a compliant termite management system before its slab goes down.

The feature that most shapes pest and termite work here is Bidjigal Reserve, a large area of eucalypt forest and sandstone gullies around Darling Mills Creek that edges several Baulkham Hills streets. Homes near that bush line see more termite activity than houses further from it, and decades-old timber pergolas, retaining walls and garden beds built hard up against brickwork give termites hidden routes into the frame that a new barrier has to close off. On rebuild sites near the reserve, old garden material and buried timber often sit in the soil already, so ground preparation ahead of the pour matters as much as the barrier itself.

Local conditions

What makes Baulkham Hills blocks a termite risk

Three local factors drive how we detail a barrier on a Baulkham Hills block.

Bidjigal Reserve on the doorstep

Eucalypt forest and sandstone gullies around Darling Mills Creek edge several Baulkham Hills streets, and homes on that side of the suburb face more termite pressure than houses further in. A rebuild there needs a full, continuous perimeter rather than a partial one, with care taken at any retaining wall junction.

Decades of established gardens

Mature trees, timber pergolas and garden beds built up hard against brickwork are common on Baulkham Hills's older blocks, and all of that can give termites a hidden route into the frame that has nothing to do with the new slab itself. We check what is already established before recommending a system.

1960s brick homes, new footings

Most Baulkham Hills homes date from the suburb's growth in the 1960s, and a knockdown rebuild on one of those blocks often follows decades of landscaping and buried garden waste. That material has to be accounted for in soil preparation, not simply covered by the new concrete.

What we install here

Building in Baulkham Hills

Baulkham Hills work is mostly knockdown rebuilds of 1960s brick and brick-veneer homes, rear extensions and granny flats on the suburb's larger blocks, with some townhouse and unit work closer to Grove Square and the Metro Northwest line. Waffle pod and raft slabs are standard, with collars fitted to every pipe and conduit penetration and the perimeter run to the block's real boundary. On blocks near Bidjigal Reserve we pay particular attention to retaining walls and any step-down in the slab. We work to the builder's program, booking our visit after the plumbing rough-in and ahead of the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Baulkham Hills

George Suttor Memorial Park sits right at the centre of Baulkham Hills, its mulched beds and mature trees a reminder that even the suburb's built-up streets hold established, shaded ground. Baulkham Hills Sports Club and Muirfield Golf Course both keep large areas of turf irrigated nearby, which can add to soil moisture on neighbouring blocks after warm weather. Streets closer to Bidjigal Reserve sit within reach of genuine eucalypt bushland, which is the single biggest factor we weigh up before detailing a barrier on that side of the suburb.

Most of Baulkham Hills is certified through The Hills Shire, with a small southern section falling under the City of Parramatta. Either way, occupation depends on two documents: a durable notice fitted inside the meter box, and an installation certificate confirming the products, the protected areas and who carried out the work. We have both ready as soon as our stage of the work finishes, so a Baulkham Hills rebuild or extension is never stuck waiting on us.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

After handover

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

+61 450 515 215
Does a rebuild near Bidjigal Reserve need a different termite system?

Blocks edging the reserve face more consistent termite pressure than blocks closer to Grove Square, because the eucalypt forest and sandstone gullies support an established population. We still install a compliant barrier on every Baulkham Hills job, but on reserve-edge blocks we run a fuller perimeter and pay closer attention to retaining walls, pergolas and garden beds already built against the brickwork.

Which council certifies termite work in Baulkham Hills?

Most of the suburb is certified through The Hills Shire, though a small southern pocket falls under the City of Parramatta. Whichever applies to your address, the certifier will ask for the same durable notice in the meter box and installation certificate naming the products, areas protected and licensed installer before signing off your Occupation Certificate.

Do old timber pergolas and garden beds affect the barrier on a rebuild?

Yes, decades-old pergolas, retaining walls and garden beds built against brickwork can give termites a route into the frame that has nothing to do with the new slab. We look at what already exists on the block before recommending a system, and we will point out where old timber or landscaping should be cleared back from the new barrier.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
