Quick answer

Yes. Bringelly sits inside a termite-prone part of south-west Sydney, so the National Construction Code makes a termite management system compulsory for every new home, built to the AS 3660.1 standard. Collars and any under-slab work are fitted before the pour, not after. Once the build is finished, the certifying council needs a durable notice in the meter box and an installation certificate before it can issue the Occupation Certificate.

Termite barriers in Bringelly

Why Bringelly builds need the barrier in before the pour

Bringelly is a rural suburb in postcode 2556 on the western edge of Sydney, split between the City of Liverpool and Camden Council. Land here was first cleared for farms by 1818, and the district has stayed known for acreage blocks and market gardens ever since, with the heritage-listed Kelvin farmhouse still standing from 1820. The biggest change to the area is next door: Bringelly now sits beside the Western Sydney Airport site at Badgerys Creek, and in 2023 the section east of The Northern Road was carved off to become Bradfield, a new suburb planned as a major commercial centre. New building here ranges from acreage homes to the first stages of development pushing out from Bradfield's edge.

A rural block changes what a termite barrier has to deal with before the concrete is even poured. Paddocks carry decades of old fence posts, cleared timber and buried stumps that can feed an active colony long before a new slab goes down nearby, and machinery sheds, water tanks and dams keep the ground around a house damp for months at a time. Long grass and outbuildings also give termites cover right up to the site boundary, so the soil treatment and under-slab system need to account for a much bigger and busier block than a standard suburban lot. Getting collars and the perimeter right before the pour is the practical way to close off that many entry points.

Local conditions

What makes Bringelly blocks a termite risk

Three things push termite risk up on a Bringelly block, and each one shapes how the barrier is detailed.

Old paddocks and buried timber

Land cleared for farming since 1818 has left fence posts, cleared timber and buried stumps scattered through Bringelly paddocks. That material can support an active colony well before a new slab goes down, so soil treatment around the building footprint matters as much as the edge detail itself.

Sheds, tanks and dams nearby

Machinery sheds, water tanks and dams are part of daily life on a Bringelly block, and they keep the ground around a new house damp for long stretches. Damp soil close to a slab edge is where termites prefer to forage, so drainage and clearance around these structures get checked as part of the job.

New growth pushing out from Bradfield

With Bradfield taking shape east of The Northern Road and the airport site next door, building work is starting to edge into what was open farmland. Fresh construction on former paddock ground means the barrier has to deal with residual timber in the soil as well as the usual slab penetrations.

What we install here

Building in Bringelly

We install termite management systems on new homes, rural rebuilds, sheds and outbuildings across Bringelly, working around the wider block rather than just the house pad. Waffle pod and raft slabs are common on the flatter sections, with collars fitted to every plumbing and services penetration before the pour. Because paddocks often carry old timber and stored feed, we also look at soil treatment around nearby sheds and yards where a colony could already be established. Visits are staged around your builder's program, so the barrier work does not hold up plumbing rough-in or the concrete truck.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Bringelly

Bringelly's setting is defined by its rural land and its new neighbour: the Western Sydney Airport site at Badgerys Creek, right next door, and Bradfield, the new commercial suburb carved from Bringelly's eastern section in 2023. The heritage-listed Kelvin farmhouse, dating from 1820, is a reminder of how long this ground has been farmed and how much old timber can sit beneath a paddock. Blocks near Leppington and West Hoxton are seeing the first spillover of new building as the corridor develops.

Bringelly is split between the City of Liverpool and Camden Council, so the certifying authority depends on which side of the suburb your block sits. Either way, the same two documents are required before the Occupation Certificate: a durable notice fixed in the meter box recording the termite management system installed, and an installation certificate detailing the products used, the areas covered and the installer's licence. We provide both along with product data sheets and maintenance advice, timed to reach your certifier before sign-off.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a new house on a Bringelly acreage block need the same barrier as a suburban home?

Yes, the NCC requirement for a termite management system applies regardless of block size, and it is installed to AS 3660.1 either way. What changes on an acreage block is the scope: we also look at sheds, water tanks and dams nearby, because damp ground and stored timber close to the house can bring termite activity right up to the new slab if it is not accounted for in the treatment plan.

Will building near Bradfield or the airport site change our termite risk?

Construction activity around Bradfield and the Western Sydney Airport site is disturbing ground that has been under paddock or bush for a long time, which can push termites toward the nearest available timber, including a new home. We treat that as a reason to be thorough with soil treatment and perimeter coverage, not to skip steps because the area is being developed.

Can you handle a shed or machinery building as well as the house?

Yes. Outbuildings, machinery sheds and any structure with a slab or footings can be fitted with the same collars, membrane and perimeter system as the main house, and we can time visits so the shed and house are both covered without extra call-outs. It is common on Bringelly blocks to do both in the same visit.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
