A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house

Does a knockdown rebuild in Bidwill need a new termite barrier?

Yes. The original house may never have had any termite protection, so a rebuild on the same block gets a full system under the NCC, not a partial one. We check the soil for old fence posts, stumps and buried garden timber before quoting, since that material can already be feeding a colony nearby.

Can a granny flat behind an existing Bidwill house be protected separately?

Yes, a granny flat is quoted and built as its own job: its own collars at every penetration, a system sized to the smaller footprint, and paperwork of its own for the certifier. Where the main house already has protection in place, we connect the new work into it wherever the layout makes that possible.

How close does a block need to be to Bidwill Reserve to need extra protection?

Any block backing directly onto the reserve or a similar stretch of grass and trees gets a fuller perimeter, since termites and other pests shelter in that vegetation close to homes. Blocks further into the suburb still need a compliant system, just without the same emphasis on the reserve-facing boundary.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
