Does a knockdown rebuild in Dean Park need a new termite barrier even if the old house had one?

Yes. Whatever protection the original 1980s house had is removed along with the building, so the new slab needs its own termite management system installed before the pour, the same as it would on vacant land. We check the site for any leftover stumps or timber offcuts from the old structure first, since that material can feed a colony under the new footprint.

How close to Eastern Creek does a block need to be for extra attention?

There is no fixed distance, but ground moisture builds up the nearer a block sits to the creek corridor or to a reserve like Alexander Egoroff Reserve. On those blocks we usually recommend a continuous physical and chemical treatment line around the entire perimeter, rather than protecting only part of it, and we check drainage falls so water is not pooling against the barrier line.

Can you fit a barrier around a granny flat added behind an existing Dean Park house?

Yes. A granny flat gets the same collars, perimeter or under-slab system as a new house, sized to its own footprint, along with its own durable notice and installation certificate. Where the main house already has some form of protection, we check its condition and tie the new work in where the layout allows, rather than assuming it still covers the new structure.
