Quick answer

Yes, a new home or apartment building in Mascot needs a termite management system, since the suburb sits in a termite-prone part of Bayside Council and the NCC applies to every new dwelling regardless of how built-up the area is. The system is installed to AS 3660.1, with collars and under-slab work completed before the pour, and the durable notice plus installation certificate supplied to your certifier before.

Termite barriers in Mascot

Why Mascot builds need the barrier in before the pour

Mascot is in the Bayside Council area, with a small part in the Inner West Council, about 7 km south of the Sydney CBD in postcode 2020, defined above all by Sydney Airport, its main landmark and employer, with Qantas headquartered on Coward Street. The Airport Line serves the area with several stations, and apartment blocks are concentrated around Mascot station, with older houses scattered through the remaining streets. Almost all of our work in Mascot is an apartment or townhouse podium slab, with the occasional knockdown rebuild on one of the older houses.

A single large podium slab near Mascot station can carry dozens of plumbing, drainage and service penetrations, and every one of them needs a collar fitted correctly the first time, because a barrier with the wrong number of gaps offers no real protection at all. Older houses on the remaining residential streets sit on more typical suburban ground, with the same soil conditions and timber concerns as any established Sydney block. The Lakes Golf Course adds irrigated turf near some boundaries, keeping that ground a little damper than the surrounding airport precinct.

Local conditions

What makes Mascot blocks a termite risk

Three things shape a Mascot termite barrier, and they have more to do with the type of slab than the ground beneath it.

Large apartment podium slabs

Mascot's apartment and townhouse sites near the station typically pour one large slab with dozens of plumbing and service penetrations. Every one needs its own collar and correctly lapped membrane, so we plan the count from the drawings before the pour, not on the day.

Older houses on standard suburban ground

The remaining detached houses scattered through Mascot sit on typical suburban soil, and a rebuild here needs the standard collars, under-slab work and perimeter to AS 3660.1, checked against any timber the previous house left behind.

Irrigated turf at The Lakes

The Lakes Golf Course keeps its fairways irrigated year round, and that moisture can carry a little further into nearby residential boundaries than the drier airport precinct around it. We factor that into perimeter detailing on sites close to the course.

What we install here

Building in Mascot

We work on Mascot apartment and townhouse podium slabs near the station, and knockdown rebuilds on the suburb's remaining detached houses. On multi-dwelling sites we take the collar count from the plumbing and service plans and attend in coordinated visits so the barrier does not hold up a tight construction program. One fixed quote from your plans covers every stage, whichever type of site you are building. We check site conditions properly before locking in a firm quote.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Mascot

Most of our Mascot work sits close to Mascot station and Robey Street Reserve, where apartment and townhouse podiums make up the bulk of new construction, and near The Lakes Golf Course, where irrigated fairways add moisture to nearby boundaries. Given how much of Mascot is built around Sydney Airport, our residential rebuild work is concentrated in the smaller pockets of older housing away from the main flight corridor.

Mascot is certified through Bayside Council, with a small section falling under the Inner West Council. Either certifier requires the standard termite documentation before issuing the Occupation Certificate: a durable notice fixed in the meter box, and an installation certificate naming the products used, the areas protected and the installer's licence. We supply both as soon as the barrier work is complete.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do all the new apartment towers in Mascot need termite barriers?

Yes. Any new residential building on termite-prone land needs a compliant system under the NCC, and Mascot's apartment podiums are no exception. We work from the plumbing and service drawings to plan the collar count before the pour, since these slabs carry many more penetrations than a house. Feel free to ask us anything else not covered here.

We're rebuilding one of the remaining houses in Mascot, what does that involve?

The same process as any residential rebuild: collars and under-slab work after the plumber's rough-in, then the perimeter before the site is landscaped. We also check any existing timber from the previous house during the quote, since that can already carry activity. We are glad to answer further questions once we are on site.

Does being close to Sydney Airport change how the barrier is installed?

Not the products themselves, but it can affect scheduling and site access on tight inner-city blocks. We plan visits around your builder's program the same way we would on any dense site, and the collars, membrane and perimeter follow the same AS 3660.1 standard. This keeps everything properly documented for future reference too.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
