Quick answer

Yes, any new residential building in Beaconsfield, whether a terrace renovation or an apartment building, needs a termite management system because the suburb sits in a termite-prone area. On multi-dwelling slabs that usually means collars on many plumbing penetrations before the pour. The finished system meets AS 3660.1, and its durable notice and certificate need to reach the City of Sydney certifier before occupation is granted.

Termite barriers in Beaconsfield

Why Beaconsfield builds need the barrier in before the pour

Beaconsfield is a small suburb in the City of Sydney, about 5 km south of the CBD in postcode 2015, once part of Alexandria until it was gazetted in its own right in 1977 and named after Benjamin Disraeli, Lord Beaconsfield. The suburb mixes light industrial sites with medium and high density housing, and it falls within the Green Square urban renewal district, with Green Square station just to the north. Current building work is dominated by apartment and townhouse development tied to that renewal push, alongside renovations of the older terraces and cottages that remain, each of which needs the same termite management system as a detached house on a much bigger block.

Because industry and housing sit side by side in such a small area, the ground beneath a new Beaconsfield slab often has a mixed history, part residential garden, part former industrial or commercial use, and that variation matters when planning a barrier. New apartment buildings share bin rooms, car parks and plumbing risers that need every penetration collared before the pour, since a single missed pipe on a multi-dwelling slab can undermine the whole building's protection. Older terraces and cottages that remain have roof voids and sub-floors that were never built to any termite management standard, so a renovation on one of these is often the first time the site gets a properly compliant barrier.

Local conditions

What makes Beaconsfield blocks a termite risk

Three things shape how we detail a barrier on a Beaconsfield build.

High-density Green Square construction

Apartment and townhouse buildings tied to the Green Square renewal push mean a single Beaconsfield slab can carry dozens of plumbing and services penetrations serving many dwellings. Every one of those needs a collar, and a missed penetration on a shared slab compromises protection for the whole building, not just one unit.

Mixed industrial and residential ground

Light industrial sites sit close to housing throughout Beaconsfield, and land with that kind of mixed-use history does not always behave like a standard suburban garden block. We check what the site has been used for before recommending soil treatment, so the barrier is matched to the ground it actually sits in.

Older terraces without prior protection

Beaconsfield's remaining terraces and cottages mostly predate any termite management requirement, so their roof voids and sub-floors have had decades of open exposure. A renovation or rebuild on one of these gets a full, current-standard barrier, which is often a genuine upgrade over whatever protection the property never had.

What we install here

Building in Beaconsfield

Beaconsfield work splits between apartment and townhouse slabs tied to the Green Square renewal area and renovations or rebuilds of the suburb's remaining terraces and cottages. Multi-dwelling slabs mean collar counts and scheduling around other trades drive the job, since a single pour can serve many units at once, while terrace and cottage sites are smaller and more irregular, often tied into existing party walls. We fit collars to every penetration, run the perimeter to the actual footing, and schedule our visit for once the plumber's rough-in is finished and before the builder pours.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Beaconsfield

Beaconsfield Park sits within the suburb itself, and Green Square station is a short walk away, right at the centre of the renewal activity that shapes so much of the local building work. Park Sydney Village, a little further out, marks another pocket of new residential development nearby. Jack Floyd Reserve adds a smaller area of green space closer to the suburb's older streets, a reminder that even inside a renewal district there are still established gardens and older housing that need their own approach.

Beaconsfield is certified through the City of Sydney, and on multi-dwelling buildings the paperwork needs to cover the whole slab, not just one unit: a durable notice stored inside the meter box, and an installation certificate covering the products, the treated areas and the licensed installer. We have it ready as soon as our stage of the work is complete, whatever the mix of dwellings the building ends up holding.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does an apartment building in Beaconsfield need the same termite barrier as a house?

The requirement is the same under the National Construction Code, but the scale is different. A multi-dwelling slab in the Green Square area can have far more plumbing and services penetrations than a single house, so collaring every one becomes the main task, along with running a continuous perimeter around a much larger footprint. The paperwork for the City of Sydney certifier still covers the whole building.

We are renovating an old Beaconsfield terrace. Does it need a termite barrier now?

If the renovation involves a new slab, extension footing or substantial rebuild, yes, that new work needs a compliant termite management system even though the original terrace was built long before any such standard existed. We tie the new barrier into the existing party walls and footings where the detailing allows, and you still need the durable notice and certificate before occupation.

How do you handle termite barriers on a mixed industrial and residential site?

We look at the site's history before recommending a system, since former industrial or commercial land does not always behave like a standard garden block underneath. Soil preparation and drainage get more attention on these sites, and the barrier itself is still installed to AS 3660.1 regardless of what the ground was previously used for.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
