Quick answer

Yes, a knockdown rebuild in Castle Cove needs a termite management system, since the suburb sits within a termite-prone part of the City of Willoughby and the NCC applies regardless of what stood on the sloping block before. AS 3660.1 sets how the system is installed, with collars fitted before the pour. Willoughby Council will not sign off the build until the durable notice and matching certificate are lodged.

Termite barriers in Castle Cove

Why Castle Cove builds need the barrier in before the pour

Castle Cove is a residential suburb in the City of Willoughby on the western side of Middle Harbour, about 9.4 km north of the Sydney CBD. Most homes were built between the mid-1950s and 1970 through estate developers after the Hooker Corporation acquired the land in 1958. The heritage-listed Innisfallen Castle is the suburb's best-known landmark, and Castle Cove Public School serves local families, while there is little commercial activity, with residents using nearby Chatswood for shopping. As that original post-war housing stock ages, knockdown rebuilds on these sloping, treed blocks have become the main source of new construction in the suburb.

Those post-war and 1960s homes on sloping, treed blocks beside harbour bushland shape what a new barrier needs to deal with. Brick veneer and timber-framed construction can be vulnerable to termites wherever the soil stays moist, and homes near the bush may already have spiders, possums and rodents moving through the garden before a rebuild even starts. Split-level designs and under-house storage common on these blocks can also hide termite activity for years, since these areas are not always checked as part of routine upkeep. A rebuild is the chance to put in a fresh, fully inspected system rather than build over whatever has been quietly happening underneath.

Local conditions

What makes Castle Cove blocks a termite risk

Three things drive termite risk on a Castle Cove rebuild, and each shapes how carefully we detail the barrier.

Harbour bushland at the reserve

Bushland edges around reserves like H.D. Robb Reserve can bring termites, funnel-web spiders and rodents straight into nearby gardens and homes. Where a block shares a fence line with bush like this, we run the perimeter as one unbroken boundary rather than leaving the reserve side lighter than the street side.

Sloping, treed blocks holding moisture

Castle Cove's hillside blocks, many still carrying the mature trees planted when the estates were developed, hold moisture in the soil for longer than a flat, open block would. Brick veneer and timber-framed homes on this kind of ground need closer attention to drainage around the slab edge.

Split levels and hidden storage

Split-level designs and under-house storage areas common on these 1960s-era blocks can hide termite activity for years if they are not part of routine checks. A rebuild is the opportunity to inspect these spaces properly and design the new barrier so they stay visible and accessible afterward.

What we install here

Building in Castle Cove

Most of our Castle Cove work is knockdown rebuilds on the suburb's sloping, established blocks, with suspended floors common where the site falls away toward the harbour and slab-on-ground on the flatter sections. Each plumbing and services connection gets its own collar well before the concrete goes down, and on split-level sites we plan the barrier around any retaining walls or step-downs in the slab. One written quote from the plans covers the whole property, including under-house storage areas.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Castle Cove

H.D. Robb Reserve, about 0.9 km away, sits on bushland that can bring termites, funnel-web spiders and rodents into gardens and homes nearby. Castle Cove Park, roughly 0.4 km off, has mulch and leaf litter that ants, spiders and rodents use for cover. Roseville Golf Course, about 1.6 km away, has irrigated turf and water that can breed mosquitoes, and with bushland this close to so many streets, our inspections include the sub-floor, under-house storage, the roof void and any timber in contact with soil.

The City of Willoughby certifies building work in Castle Cove, and occupation depends on two records reaching them: a notice permanently mounted in the meter box, and a signed certificate covering what was installed, how far it reaches and who carried out the work. On split-level rebuilds we also document how the barrier handles any retaining walls or step-downs, so the certifier has a clear record of the whole protected area, not just the main slab.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Our Castle Cove block backs onto H.D. Robb Reserve. Does that change the barrier?

Yes, that reserve carries termites and funnel-web spiders as part of its natural bushland, and a block right beside it gives that activity very little ground to cross before it reaches a house. We give the boundary nearest the reserve the same attention as the street-facing side, rather than treating it as a lower priority.

We have under-house storage on our Castle Cove property. Should that be inspected as part of the barrier work?

Yes, under-house storage and split-level areas common on Castle Cove's 1960s-era homes can hide termite activity for years if they are not checked regularly. When we plan a barrier for a rebuild we include these spaces in the inspection and design the system so they stay easy to check afterward.

Is a fresh termite barrier necessary if our old Castle Cove house already had some protection?

Yes, a knockdown rebuild is treated as new construction under the NCC regardless of what protection the previous house had, so a fresh, fully compliant AS 3660.1 system is required. This is also a chance to properly inspect areas like under-house storage that may not have been checked in years.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
