Our Camperdown property is a rental. Does that change what barrier we need?

No, the NCC requirement for a compliant termite management system applies the same way whether a new extension or infill development is owner-occupied or a rental. What does matter is documentation, since a rental with regular tenant turnover benefits from clear records of what was installed and when, so future inspections are not guesswork.

Does it matter whether the City of Sydney or Inner West Council certifies our build?

The termite management system itself is the same either way, built to AS 3660.1 under the NCC regardless of the certifier. What changes is which office receives the paperwork once the job is done, so we confirm the correct council for your specific site early rather than leaving it until sign-off, when a mix-up could hold things up.

Can termites move between our terrace and the one next door?

Terraces built in continuous rows often share roof voids and party walls, which can let termites, as well as rats and mice, move between properties more easily than in a detached house. A new extension needs its barrier planned with that shared structure in mind, rather than treating the block as if it stood alone.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
