Quick answer

Yes, a compliant termite system is required for anything new built in Concord West, and the City of Canada Bay looks for it before an Occupation Certificate is granted. The lower Parramatta River corridor is termite-prone, so the install follows AS 3660.1: every penetration collared, under-slab work finished before the concrete arrives. The meter box notice and installer's paperwork follow once that stage wraps up.

Termite barriers in Concord West

Why Concord West builds need the barrier in before the pour

Concord West is a residential suburb in the City of Canada Bay, about 11.2 km west of the Sydney CBD in postcode 2138. It became a separate suburb in 1993 and is served by Concord West station on the Northern Line. The suburb is home to Concord Repatriation General Hospital, and heritage sites include the Yaralla Estate and the former Thomas Walker Convalescent Hospital, now known as Rivendell. Much of the housing is detached homes on garden blocks, close to the Parramatta River and the parklands of Sydney Olympic Park. Most projects we see are knockdowns or additions to one of those existing houses, and a compliant termite system has to be part of every one of them before council will close out the file.

Water and open space are the main influences on termite risk in Concord West. The river foreshore and nearby creeks keep the ground damp, and that moisture suits subterranean termites working underground toward a slab or footing. Large reserves and the Concord Golf Club give termites, along with spiders, ants and rodents, plenty of undisturbed habitat close to residential streets, and the rail corridor near Concord West station adds another route pests use to move between properties. Older houses with timber floors and established gardens tend to need the most thorough perimeter, since decades of garden beds can already be sheltering activity close to where a new slab will sit.

Local conditions

What makes Concord West blocks a termite risk

Three things shape termite risk on a Concord West rebuild, from the river to the rail line.

River foreshore and creek moisture

The Parramatta River foreshore and nearby creek lines keep the ground in parts of Concord West damp for long stretches of the year, and that persistent wetness is what lets a subterranean colony reach a slab or footing before anyone notices it is there.

Golf course and reserve habitat

Concord Golf Club's irrigated fairways and the suburb's larger reserves give termite colonies plenty of undisturbed ground to establish in, close to residential streets. Blocks backing onto either kind of open space typically need a fuller perimeter.

Established gardens on older blocks

Many Concord West houses sit on blocks with decades of garden beds and mature planting, which can already be hosting termite activity nearby. Before we plan a rebuild's barrier we want to know what is already living in that soil, not just what the new slab looks like on paper.

What we install here

Building in Concord West

Concord West work is mostly knockdown rebuilds and extensions on established garden blocks close to the river and the rail corridor. Waffle pod and raft slabs suit the suburb's flat, low-lying ground without much variation block to block. We work collars into the schedule as soon as the plumber's rough-in is signed off, give foreshore and reserve-boundary blocks closer attention at the slab edge, and set out the full job, chemical perimeter included, as a single fixed written quote up front.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Concord West

Concord Golf Club, with its irrigated fairways, sits close to much of our Concord West work, along with Eliza Park, where garden beds and leaf litter shelter ants and spiders near nearby homes. Concord West station and the rail corridor running past it are a route rodents commonly use between properties, and the heritage grounds of the Yaralla Estate, closer to the river, add another stretch of established garden where termite activity can build up undisturbed.

Canada Bay council certifies builds across Concord West, and two documents have to exist before it releases an Occupation Certificate: one fixed inside the meter box naming the system, one signed by us listing the products and exactly where they were applied. Foreshore and reserve-adjacent blocks get an extra note on that second document describing the perimeter in more detail, since the damper ground there is worth flagging for whoever maintains the system later.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do Concord West blocks near the river need extra termite protection?

Ground close to the Parramatta River foreshore or a creek line stays wetter for longer than blocks set back from the water, and wet ground is friendlier territory for a subterranean colony. Rather than lean on soil treatment, which loses effectiveness faster when it never gets a chance to dry out, we usually build the system here around a physical collar and edge barrier that does not depend on soil chemistry at all.

Does Concord Golf Club affect nearby termite risk?

Irrigated fairways and the undisturbed rough around a golf course like Concord's give termite colonies room to establish before they ever forage toward a house. If your block backs directly onto the course we treat the boundary fence as the main line of defence and detail the perimeter accordingly, checking for any signs of existing activity there before we settle on a system.

Is a rebuild near Concord West station treated any differently?

The termite management requirement is the same wherever the block sits, but the rail corridor near the station is a route rodents use to move between properties, so we sometimes flag that as a separate pest issue worth managing alongside the termite barrier. For the barrier itself, we work to the same AS 3660.1 detailing regardless of proximity to the station.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
