A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house

Does a knockdown rebuild on a Connells Point block need the same barrier as a new estate home?

Yes. A secondary dwelling, duplex or rebuilt house is treated as a new building under the National Construction Code, so it needs a termite management system installed to AS 3660.1 regardless of how established the block is. If anything, an older garden with buried timber near Duggan Park or Young Place Reserve needs closer attention to soil treatment than a cleared estate lot would.

When should collars and the under-slab system go in?

After the plumber has set out the services and before the concrete pour, which is also when we schedule around waterside blocks that need extra step-downs or retaining near Connells Bay. Can a granny flat behind an existing Connells Point house share the main barrier?

Sometimes. Where the existing home already has a documented system, we can tie the new slab into it if the detailing and access allow. Where there is no record of the original system, or the two structures are not directly connected, the granny flat gets its own collars, perimeter and certificate so Georges River Council has a complete record for the new dwelling.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites.
