Fairlight sits between Manly and Balgowlah, in postcode 2094 and about 10.2 km north-east of the Sydney CBD, within Northern Beaches Council. Its southern edge runs along North Harbour, where Fairlight Beach has a small tidal pool and a shore made largely of shell fragments, and the Manly Scenic Walkway follows the foreshore past it. The suburb takes its name from Fairlight House, built in 1853, and also includes Manly Golf Club, Manly Fire Station on Sydney Road and a cemetery in Griffiths Street. Most new work here is knockdown rebuilds, duplex splits and granny flats on established blocks rather than large-scale estate development.

Fairlight's streets slope down toward the harbour, mixing houses with apartment blocks along the way, and that slope is the main thing we plan around. Retaining walls, cut-and-fill pads and stepped slabs are common on the steeper streets, and every one of those junctions is a place a barrier can be let down if it is not detailed properly. The harbour foreshore also keeps humidity higher than inland suburbs, which slows how quickly sub-floor timber dries out after rain. Between the slope and the moisture, a Fairlight barrier needs more attention at every step-down than a flat inland block would.

Around Fairlight

Weerona Park is a small green space near the centre of the suburb, useful when describing a job on the slope above the harbour. Stockland Balgowlah, known locally as The Village, marks the edge of Fairlight's built-up commercial area. Fairlight Beach and the harbour foreshore along the Manly Scenic Walkway are the clearest indicators of where humidity has the biggest effect on sub-floor drying, and blocks nearest that shoreline get extra attention to ventilation and drainage.

Northern Beaches Council is the certifying authority for Fairlight, and for a sloping site the certificate also needs to describe how the barrier was detailed around any retaining walls. Certifiers ask for a durable notice recording the system in the meter box, plus an installation certificate naming the products, the areas it protects and the person who installed them. Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

Does a sloping Fairlight block need a different termite barrier to a flat one?

Yes, in how it is detailed. Retaining walls, cut-and-fill pads and stepped slabs each create a junction where a barrier can be interrupted if it is not planned properly, so we draw those details from the engineering plans before quoting. The materials used are the same as on a flat block, but there are more places that need careful attention on a slope.

Does being close to North Harbour increase termite risk for a Fairlight build?

The harbour foreshore keeps humidity higher here than in inland suburbs, which slows how quickly timber in sub-floors, garages and retaining structures dries out after rain, and persistently damp timber is more attractive to termites looking for an easy way in. We factor that into sub-floor ventilation and drainage design when planning a barrier, particularly on blocks close to the water.

Can a granny flat behind an existing Fairlight home get its own termite barrier?

Yes. A secondary dwelling needs its own compliant termite management system under the NCC, with collars on its penetrations and a durable notice and installation certificate for the certifier. If the main house already carries protection, we look at tying the new work into it, though the slope and layout on some Fairlight blocks limit how far that is practical.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
