Quick answer

New homes in Kellyville need a termite management system under the NCC, installed to AS 3660.1. Collars go on every service after the plumber's set-out, the under-slab component follows, and the perimeter is completed as walls rise. Your certifier must hold the installation certificate and the durable notice before issuing the Occupation Certificate.

Termite barriers in Kellyville

Why Kellyville builds need the barrier in before the pour

Kellyville has gone from rural land to one of the Hills District's largest residential suburbs, about 29 km north-west of the city in The Hills Shire. Its housing is unusually mixed: remaining semi-rural holdings, older suburban houses, newer estates such as Highlands and Elizabeth Macarthur, and medium-density townhouse developments near Kellyville Village and the Windsor Road strip. Metro Northwest has accelerated the medium-density side, so on any given month we are quoting an acreage replacement home, a volume-builder lot and a townhouse row in the same suburb.

Cattai Creek and its bushland run through Kellyville, which means a good number of homes sit against natural reserve. Creek corridors hold fallen timber and damp soil, the two things subterranean colonies need to establish, and they forage outward from there through the ground. On a building site the entry points are always the same: services passing through the slab, the slab edge itself, and joints in the concrete. Those can only be closed properly while the site is open, so the barrier is staged around the pour rather than retrofitted.

Local conditions

What makes Kellyville blocks a termite risk

Three Kellyville conditions change how the barrier is detailed.

Cattai Creek corridor

The creek and its bushland cut through the suburb, holding timber and moisture. Blocks backing that corridor are treated as bush-adjacent, with a continuous perimeter and close attention wherever the slab steps down towards the water.

Three kinds of block

Acreage, established suburban lots and new estate pads all build differently. Acreage adds outbuildings, estates add collar counts on compact footprints, and rebuild lots add decades of buried garden timber.

Townhouse slabs off Windsor Road

Medium-density pads carry dozens of penetrations across one slab. Collar numbers and staging between trades drive those jobs more than the footprint does.

What we install here

Building in Kellyville

In Kellyville we install for new estate homes, replacement houses on older lots, granny flats, duplexes and townhouse developments. Waffle pod and raft slabs are standard, with piers and suspended floors where blocks fall towards the creek. Every penetration is collared, the under-slab membrane or treated zone goes in as specified, and the perimeter and cavity barrier follow as the walls go up. Multi-dwelling sites get a single program with per-lot documentation, all priced in one written quote.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Kellyville

We work through the streets near Greyfair Place Reserve a few hundred metres from the centre, out towards Castle Hill Country Club and the Bernie Mullane Sports Complex around a kilometre and a half away, and along the Cattai Creek fringe where bushland meets back fences. Irrigated sporting fields and club turf keep soil moisture high along their boundaries, so nearby slabs get the same continuous perimeter treatment we use on reserve-adjacent blocks.

Kellyville building work is certified through The Hills Shire. The certifier needs proof of the termite management system before the Occupation Certificate: an installation certificate listing products, protected areas and the licensed installer, plus a permanent meter box notice recording the system, its date and the inspection interval recommended for the building. We supply both at completion along with product information and the owner's maintenance advice.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Our Kellyville block backs onto Cattai Creek. Does that change the system?

It changes the detailing more than the choice of system. Creek-side blocks carry steady foraging pressure from established timber and damp ground, so the perimeter runs continuously and every step-down towards the corridor is detailed rather than improvised. Many owners there pair physical collars with a physical perimeter and add reticulation where landscaping will cover treated soil.

We are building in a new Kellyville estate. When do you attend?

Twice at minimum. The first visit follows the plumber's set-out and finishes before the pour, covering collars and the under-slab component. The second comes as brickwork rises for the perimeter and cavity work. Volume-builder programs move quickly, so we confirm dates with the site supervisor and attend ahead of the pour inspection, not on the day.

Do you handle multi-dwelling townhouse sites here?

Yes. Townhouse rows off Windsor Road are usually one slab with a high penetration count, so the work is priced on collars and staging rather than floor area. Each dwelling still receives its own durable notice and certificate so every lot can be certified and sold with complete documentation.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
