Quick answer

Yes, a new home, rebuild or apartment building in Lindfield needs a termite management system, because the suburb lies in a termite-prone part of Ku-ring-gai Council and the NCC requires a compliant system wherever that applies. It is installed to AS 3660.1, with collars and any under-slab work completed before the pour, and the durable notice and installation certificate supplied to your certifier ahead of the Occupation Certificate.

Termite barriers in Lindfield

Why Lindfield builds need the barrier in before the pour

Lindfield is a Ku-ring-gai Council suburb about 11 km north of the Sydney CBD, in postcode 2070, known for its Californian Bungalow and Federation homes in double brick and tile, though apartments now make up a large share of dwellings, particularly around Lindfield station. Shops cluster along Lindfield Avenue and the Pacific Highway, and the former UTS Kuring-gai campus has been converted into Lindfield Learning Village. Our work here splits fairly evenly between knockdown rebuilds on established blocks and apartment or townhouse stages near the shops and station. That local knowledge shapes every quote we put together.

Bushland connected to Lane Cove National Park and Garigal National Park reaches into parts of Lindfield, and that bush edge is where subterranean termite colonies establish themselves in old stumps and leaf litter before moving toward the nearest slab. Double brick construction resists some pests well, but even a double brick home still has timber roof framing, floor joists and joinery that termites will attack once they find a way in, and decades-old gardens on rebuild blocks often hide buried timber from a previous house. Apartment sites near the station bring a different demand, a single slab with many penetrations, where collar counts matter more than bushland proximity.

Local conditions

What makes Lindfield blocks a termite risk

Three conditions shape termite risk across Lindfield, and they point in different directions depending on where you are building.

Bushland tied to two national parks

Bushland connected to Lane Cove and Garigal National Parks reaches into parts of Lindfield, holding established termite colonies close to some residential blocks. Rebuilds near that edge get a full perimeter, with particular care at any retaining wall or step-down.

Old timber under double brick homes

Double brick construction is common in Lindfield, but the roof framing, floor joists and joinery are still timber, and rebuild blocks often carry buried timber from a previous house. We treat the soil and detail the slab edge as if that history matters, because it does.

Apartment stages near the station

Apartment and townhouse sites near Lindfield station and the shops are typically a single slab carrying many plumbing and service penetrations. Every one needs a collar and a correctly lapped membrane, so we work from the plumbing plans to schedule collar counts ahead of the pour.

What we install here

Building in Lindfield

We work on Lindfield knockdown rebuilds on established Federation and post-war blocks, granny flats behind existing houses, and apartment or townhouse stages near the station and Lindfield Learning Village. Waffle pod and raft slabs are the norm on rebuild sites, with suspended sections where a block falls toward a bushland gully. We attend after the plumber's rough-in for collars and under-slab work, and again at the perimeter stage, all from one fixed quote covering every stage of your build.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Lindfield

Most of our Lindfield work is within a few streets of Sir Phillip Game Reserve, one of the bushland pockets that can bring termites toward a rebuild site, and Millwood Park, where garden cover sits close to several boundaries. Around Lindfield station and Lindfield Shopping Village, the work is more often an apartment or townhouse podium with a higher collar count. Blocks near Lindfield Learning Village and the old campus grounds sit at the edge of both worlds.

Lindfield builds are certified through Ku-ring-gai Council, which requires the standard termite documentation before it will issue an Occupation Certificate: a durable notice fixed in the meter box recording the system, and an installation certificate naming the products used, the areas protected and the installer's licence. We hand over both, along with product information and maintenance advice, so your sign-off is never held up waiting on us.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a double brick Lindfield home still need a termite barrier when rebuilding?

Yes. Brick walls do not stop subterranean termites, which travel through the soil and up timber framing, floor joists and joinery regardless of what the walls are made of. Any new slab in Lindfield needs a compliant system installed to AS 3660.1, whatever the finished construction looks like. We are happy to talk through the specifics once we see your plans.

Our rebuild backs onto bushland near Lane Cove National Park, what changes?

We generally recommend a full physical perimeter rather than a minimal strip, since bushland edges like that hold established termite colonies with a short path to a new slab. Retaining walls and any step-down where the block meets the bush also get particular attention during installation. Reach out early so we can lock in a suitable date.

Can you fit collars for an apartment slab near Lindfield station?

Yes, that is regular work for us. We take the collar count from the plumbing and service drawings before the pour, attend in one visit to fit every penetration, and provide a single installation certificate covering the whole slab for your certifier. We keep a copy of every certificate on file for later.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
