Quick answer

Yes. North Rocks sits against bushland reserves on two sides, so new homes need an NCC termite management system installed to AS 3660.1. Collars and under-slab work go in after the plumber's rough-in and before the pour. The durable notice for the meter box and an installation certificate are needed before the Occupation Certificate, whether the City of Parramatta or The Hills Shire is your certifier.

Termite barriers in North Rocks

Why North Rocks builds need the barrier in before the pour

North Rocks sits about 20 km north-west of the CBD in postcode 2151. Most of the suburb falls within the City of Parramatta, while the area north of the M2 Hills Motorway belongs to The Hills Shire. Its name comes from a large sandstone outcrop that was quarried in the 1800s to build Parramatta Gaol and the Lake Parramatta dam wall, and that same sandstone underlies much of the suburb today. Housing is mostly detached homes with some semi-detached dwellings and units, North Rocks Shopping Centre is the main retail hub, and a light industrial pocket sits near Loyalty Road.

What sets North Rocks apart for barrier work is how much bushland wraps around it. Bidjigal Reserve, with its eucalypt forest and sandstone cliffs, lines Darling Mills Creek along one edge, while Hunts Creek Reserve, home to Balaka Falls, runs along another. Moist gullies, rock crevices and leaf litter along both creek lines suit subterranean termites, and the sandstone shelf that gave the suburb its name means cut-and-fill and rock excavation are common on rebuild sites. A barrier detailed around those conditions is a different job from one on a flat, open block.

Local conditions

What makes North Rocks blocks a termite risk

Three things push termite pressure on a North Rocks block higher than on the flatter suburbs nearby.

Bidjigal Reserve and Darling Mills Creek

Eucalypt forest and sandstone cliffs along Bidjigal Reserve and Darling Mills Creek hold established colonies in fallen timber and leaf litter. Blocks on that edge get a full perimeter system rather than a token strip, with extra care at any point where the slab steps down toward the reserve.

Hunts Creek and Balaka Falls

Hunts Creek Reserve, home to Balaka Falls, keeps its gully moist for much of the year, and moist ground along a creek line is exactly where subterranean termites forage most easily. Homes backing onto this reserve need the same perimeter attention as those closer to Bidjigal Reserve.

Quarried sandstone and rock cutting

The sandstone outcrop that gave North Rocks its name still sits under much of the suburb, so rebuild sites often need rock excavation and retaining work to get a level pad. Every cut face and retaining junction is a spot where the barrier needs to be drawn and priced before work starts, not improvised on the day.

What we install here

Building in North Rocks

We work on North Rocks new homes, knockdown rebuilds, granny flats and the occasional light industrial slab near Loyalty Road. Waffle pod and raft slabs are common on the flatter pads near the shopping centre, while suspended floors and piers turn up on blocks where sandstone or the creek gullies force the house up off the ground. You get one fixed written quote from the plans covering every stage, and we attend in stages so a barrier visit never holds up your pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around North Rocks

Most of our North Rocks work sits between the shopping centre and the two bushland edges that frame the suburb, Bidjigal Reserve along Darling Mills Creek and Hunts Creek Reserve toward Balaka Falls. The closer a block sits to either reserve, the more attention the perimeter and any retaining wall junctions get. Around Muirfield Golf Course, irrigated turf keeps some neighbouring blocks damper for longer, which we factor into slab edge checks on those sites.

North Rocks is split for certification purposes: the City of Parramatta covers most of the suburb, while land north of the M2 Hills Motorway falls to The Hills Shire. Either way, the certifier's checklist is the same, a durable notice for the meter box and an installer's certificate naming products, coverage and licence, and we get both ready with product data as soon as our work finishes.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do blocks near Bidjigal Reserve or Hunts Creek need a different barrier?

They need more attention to the perimeter, because bushland along Darling Mills Creek and Hunts Creek Reserve holds established colonies that forage toward nearby gardens. We run a full perimeter system on these blocks and pay particular attention to any junction where the slab steps down toward the creek line.

Does the sandstone under North Rocks change how the barrier is installed?

It changes the site work more than the barrier itself. Rock excavation and retaining walls are common on North Rocks rebuilds because of the sandstone shelf the suburb was quarried from, and every cut face or retaining junction needs to be drawn and priced properly rather than detailed on the fly.

Which council certifies a North Rocks build?

It depends on which side of the M2 Hills Motorway your block sits on. Most of North Rocks falls under the City of Parramatta, while the area north of the motorway is in The Hills Shire. Both councils ask for the same durable notice and installation certificate before they will issue the Occupation Certificate.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
