Quick answer

Yes. A new residential building in North Sydney, whether a tower, a townhouse or a harbourside rebuild, needs an NCC termite management system installed to AS 3660.1. Collars and any under-slab work go in before the concrete pour. The durable notice for the meter box and an installation certificate for North Sydney Council are both required before the Occupation Certificate is issued.

Termite barriers in North Sydney

Why North Sydney builds need the barrier in before the pour

North Sydney is the commercial heart of the lower North Shore, about 3.3 km north of the CBD in the North Sydney Council area. It holds one of the largest clusters of office buildings in New South Wales, much of it built during a tower boom in the early 1970s, with Miller Street as its main spine. North Sydney station on the North Shore line and the newer Victoria Cross metro station bring heavy daily foot traffic, and the harbour edge is only a short walk south. Residential construction here is mostly apartment towers and mixed-use buildings, with pockets of freestanding homes on the streets running down toward the water.

A basement-level apartment slab in the middle of North Sydney's commercial core is a different termite job from a home backing onto Sydney Harbour National Park, and we treat them differently. Tower sites need collar counts and access scheduling planned around a busy construction program with multiple trades on site at once. The pockets of freestanding housing nearer the harbour sit closer to bushland reserves and steep gullies, where established colonies forage from the bush edge, so those blocks get the same full perimeter attention as a suburb built right against the bush.

Local conditions

What makes North Sydney blocks a termite risk

Three things shape termite risk across North Sydney's mix of tower and harbourside construction.

High-density tower basements

Apartment and mixed-use towers near Miller Street and the two stations often have basement-level slabs with a large number of service penetrations, shared with commercial space above. Collar counts and scheduling around a busy multi-trade site drive both the price and the timing on jobs like these.

Harbourside bushland gullies

Streets running down toward the harbour sit near Sydney Harbour National Park, where steep bushland gullies hold established colonies that forage into nearby gardens. Rebuilds on these blocks get a full perimeter system, with extra care at any junction where the slab steps down the slope.

Mixed old and new stock

Freestanding houses on North Sydney's residential fringe sit alongside recent apartment development, so rebuild sites often carry decades of established garden and buried timber. Soil treatment and the under-slab system matter as much as the perimeter on those older blocks.

What we install here

Building in North Sydney

We work on North Sydney apartment and mixed-use tower developments near the commercial core, harbourside home rebuilds and renovations on the residential fringe, and the occasional granny flat behind an existing house. Basement and podium slabs are common on tower sites, while suspended floors and piers turn up on blocks that fall away toward the harbour. You get one fixed written quote from the plans covering every stage, and we attend in stages so a barrier visit never holds up a busy construction program.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around North Sydney

Our North Sydney work runs from the tower and mixed-use sites near Greenwood Plaza and North Sydney station, where collar counts and multi-trade scheduling drive the job, out to the harbourside streets bordering Sydney Harbour National Park, where bushland gullies shape the perimeter detailing. Around Cammeray Golf Course, irrigated turf keeps some neighbouring blocks damper for longer, which we factor into slab edge checks nearby.

North Sydney Council needs two documents before it will grant an Occupation Certificate: a durable notice for the meter box, noting which termite system is in place, and a certificate from the installer that names the products, the areas covered and the licence held. We prepare both promptly once our part of a North Sydney build is finished, whatever the scale of the site.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does an apartment tower in North Sydney need the same termite barrier as a house?

The same NCC requirement applies, but the job is scaled differently. A basement-level tower slab can carry a large number of service penetrations shared with commercial space, so collar counts and scheduling around a busy multi-trade construction program matter more than they would on a single detached home. We confirm penetration counts from the plans before quoting the job.

Do harbourside rebuilds near Sydney Harbour National Park need extra perimeter work?

Yes. Bushland gullies along the park hold established colonies that forage toward nearby gardens, so rebuilds on those blocks get a full perimeter system rather than a partial strip, with extra attention to any retaining wall or step-down where the slab meets the slope. We also check any retaining wall for proper drainage, since a blocked junction can undo the rest of the barrier.

When should we book the barrier for a North Sydney construction project?

As soon as you have a rough slab or pour date from the builder or site supervisor. Collars and any under-slab work go in after the plumber's rough-in and before the pour, so on a busy multi-trade site we coordinate our visit with the broader program to avoid holding anyone up.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
