Quick answer

Yes. Oatley sits between the Georges River foreshore and several bushland reserves, so a new home or rebuild needs an NCC termite management system installed to AS 3660.1. Collars and under-slab work go in before the concrete pour. The durable notice for the meter box and an installation certificate for Georges River Council are both needed before the Occupation Certificate is issued.

Termite barriers in Oatley

Why Oatley builds need the barrier in before the pour

Oatley lies on the northern side of the tidal Georges River estuary in postcode 2223, about 17.6 km south-west of the CBD, in the Georges River Council area. Its foreshore takes in part of Oatley Bay and Lime Kiln Bay, and all of Neverfail Bay, Gungah Bay and Jewfish Bay. Oatley station is the last Illawarra line stop before trains cross the river, and shops cluster on Oatley Avenue and Frederick Street, with a second group at Oatley West on Mulga Road. Most of our work here is rebuilds and renovations on established, leafy blocks rather than new subdivision.

Oatley Park is the suburb's main attraction, and it is ringed by bush reserves including Oatley Point Reserve, Lime Kiln Bay Bushland Sanctuary and the Myles Dunphy Bushland Reserve. That much bushland and water so close together brings subterranean termites into regular contact with the sloping, leafy blocks that make up most of Oatley, because colonies forage easily from the reserve edges into nearby gardens. A rebuild here needs the perimeter, collars and under-slab membrane treated as seriously as on any suburb built hard against the bush. We factor in how close each block sits to the water when planning drainage.

Local conditions

What makes Oatley blocks a termite risk

Three things push termite pressure higher on an Oatley block than on a suburb further from the river and its bush reserves.

Bushland reserves ringing Oatley Park

Oatley Point Reserve, Lime Kiln Bay Bushland Sanctuary and Myles Dunphy Bushland Reserve all sit close to residential streets, and established colonies in these reserves forage into nearby gardens through fallen timber and leaf litter. Blocks near any of these edges get a full perimeter system rather than a token strip.

Georges River foreshore dampness

With Oatley Bay, Lime Kiln Bay and several smaller bays along its border, the suburb sits close to tidal water on much of its foreshore. Ground near the river stays damp for longer, and that moisture makes it easier for termites to move toward a slab, so drainage and the slab edge get extra attention on foreshore blocks.

Sloping blocks near the reserves

Many Oatley houses sit on leafy, sloping blocks that step down toward the bush or the water, often with retaining walls built into the design. Every step-down and retaining junction is a place a barrier can be let down if it is improvised on site, so we detail those points from the plans before we start.

What we install here

Building in Oatley

We work on Oatley knockdown rebuilds, renovations and granny flats on sloping, bush-adjacent blocks across the suburb, from the foreshore bays up toward the reserves around Oatley Park. Suspended floors and piers are common on blocks that fall toward the water or the bush, alongside waffle pod slabs on the more level pads nearer the shops. You get one fixed written quote from the plans covering every stage, and we attend around your plumber's rough-in and the concreter's pour date.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Oatley

Most of our Oatley work sits close to the Myles Dunphy Bushland Reserve and Myrtle Street Road Closure Reserve, where bush edges shape how far the perimeter needs to extend, and near Oatley station, where the rail corridor runs along one boundary of several nearby blocks. Toward Mortdale Plaza and Hurstville Golf Course, sites are more often renovations on established homes, where irrigated turf and shopping centre proximity change what we check first.

Georges River Council certifies Oatley building work and asks for a durable notice fixed inside the meter box that records the termite system, together with a certificate from the installer setting out the products, the coverage and their licence, ahead of granting an Occupation Certificate. Both are ready the moment our stage of an Oatley rebuild concludes, with product sheets and care advice included.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do Oatley blocks near the bushland reserves need a different barrier?

They need more attention to the perimeter rather than a different product. Reserves like Oatley Point, Lime Kiln Bay Bushland Sanctuary and Myles Dunphy Bushland Reserve all hold established colonies that forage into nearby gardens, so we run a full perimeter system on blocks near any of these edges. We also check any retaining wall near the reserve boundary as part of the same visit.

Does being close to the Georges River change how the barrier is installed?

It changes how carefully drainage and the slab edge are detailed. Foreshore ground near the river's bays stays damp for longer than blocks further inland, and that moisture makes it easier for subterranean termites to move toward a slab, so we check drainage falls closely on properties near the water.

How do sloping Oatley blocks affect the termite barrier?

Retaining walls and step-downs are common on Oatley's sloping blocks, and every one of those junctions is a place the barrier can be let down if it is not planned properly. We work from the engineering drawings on stepped sites and price those junctions before work starts, rather than improvising on the day.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
