A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house

Does a new Pemulwuy home near Pemulwuy Lake need extra barrier detailing?

Yes, mainly around drainage. Ground near Pemulwuy Lake, Driftway Reserve and Greystanes Creek stays damper than the rest of the suburb, and that moisture makes it easier for subterranean termites to move toward a slab, so we check drainage falls and the slab edge closely on nearby builds. We confirm the drainage plan with the builder before our visit to avoid surprises on site.

When should we book the barrier for a Nelsons Ridge or Lakewood build?

As soon as you have a rough slab date from the builder. Collars and any under-slab system must go in after the plumber sets out the services and before the pour, and on active estate stages we coordinate closely with the site supervisor so our visit lines up with the wider construction schedule.

Do Pemulwuy townhouse rows need a different approach to the barrier?

The system is the same NCC-compliant barrier, but the job is scaled up. A shared townhouse slab can carry more penetrations than a single house, so we plan collar counts and our attendance around the plumber and concreter's program for the whole row rather than one dwelling at a time.
