Quick answer

Yes. A new Vaucluse home cannot get its Occupation Certificate without a termite management system meeting AS 3660.1, since the suburb's harbour bushland and national park setting is classed as termite-prone under the NCC. Collars go on and the perimeter is laid before the concrete pour, with the durable notice and certificate prepared for your certifier afterward.

Termite barriers in Vaucluse

Why Vaucluse builds need the barrier in before the pour

Vaucluse sits about 5.9 km east of the Sydney CBD in postcode 2030, split between the Municipality of Woollahra and Waverley Council. Housing is a mix of separate houses and apartment buildings, overlooking Sydney Harbour to the west and the Tasman Sea to the east, with the suburb taking in Vaucluse House, Nielsen Park, Macquarie Lighthouse and stretches of Sydney Harbour National Park. Established harbourside blocks going through a knockdown rebuild or a substantial renovation make up most of our work, with the occasional apartment or duplex development where land is tightly held and every square metre counts.

National park, harbour bushland and clifftop reserves give Vaucluse more natural edges than most eastern suburbs, and that shapes what a termite barrier needs to do. Harbour and ocean exposure keeps timber and sub-floors moist even through dry spells, while bushland close to Nielsen Park and the national park holds colonies in fallen timber and garden beds that have matured over decades. A rebuild on one of these blocks is rarely starting with clean soil, so the barrier has to account for what is already established nearby, not just what the new slab will look like.

Local conditions

What makes Vaucluse blocks a termite risk

Three things push termite pressure higher on Vaucluse blocks than in suburbs further from the harbour and national park.

Harbour bushland and national park

Sydney Harbour National Park and the bushland around Nielsen Park hold established termite colonies in fallen timber and leaf litter close to residential streets. Blocks near those reserves get a full perimeter system, with careful detailing anywhere a retaining wall or garden bed meets the bush edge.

Harbour and ocean moisture

Sitting between the harbour and the Tasman Sea keeps Vaucluse gardens and sub-floors damper than suburbs further inland, and subterranean termites rely on exactly that kind of persistent moisture to forage. Soil around the slab edge gets treated with the whole year in mind, not just a wet stretch of weather.

Mature gardens on old estates

Many Vaucluse rebuild sites sit on blocks with a century of garden beds, mature trees and old stumps buried well below the surface. That material can feed a colony long before the new slab is poured, so the soil treatment and under-slab system matter as much as the perimeter edge.

What we install here

Building in Vaucluse

Most of our Vaucluse jobs are knockdown rebuilds and new homes on subdivided harbourside blocks, with granny flats behind existing houses and the occasional low-rise apartment or duplex rounding things out. Waffle pod and raft slabs are common, and suspended floors on piers show up wherever a block drops toward the water or the national park. Pricing is a single figure worked out from your plans, staged so the visit slots neatly ahead of your pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Vaucluse

Much of our Vaucluse work sits within easy reach of Nielsen Park and the harbour beaches around Shark Beach and Parsley Bay, where rebuild blocks back onto national park bushland that holds established termite activity. Around Vaucluse House and the older estate gardens further inland, we spend extra time on soil treatment because of the mature plantings and old timber already in the ground. Streets closer to Woollahra Golf Club get the same close look at fence lines and garden edges.

Depending on which side of the suburb boundary your block sits, Vaucluse builds are certified through either the Municipality of Woollahra or Waverley Council, and both expect the same evidence that a termite system went in properly. We fix a notice inside the meter box describing that system, and a separate certificate goes to your certifier listing which products were used, where they protect and who carried out the install. Data sheets and maintenance notes travel with both.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Vaucluse questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
When should I book a termite barrier for a Vaucluse rebuild?

Reach out as soon as you have an approximate demolition date, since Vaucluse blocks often need extra time for arborist reports or heritage checks before the slab program is even set. From there we plan the visit around the plumber's rough-in, finishing the perimeter the day before the concreter is due rather than to a fixed calendar date.

Do Vaucluse homes near the national park need extra protection?

Given how established the bushland colonies are around Nielsen Park and the wider national park, most owners on that boundary want more than the minimum. We treat the full perimeter rather than a partial length, look closely at any retaining wall junction, and many add physical collars on top of the chemical zone for extra assurance near the reserve.

Can you fit a barrier for an apartment or duplex build in Vaucluse?

Yes, and given how tightly held land is here, that's an increasingly common job. Pricing runs off the number of penetrations rather than a flat rate, since a shared slab can carry a lot of plumbing points, and we time our visit against the builder's own program so the pour is never left waiting on us.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
