Quick answer

A new home in Werrington Downs needs a termite management system before the Occupation Certificate is issued, since the suburb falls within a termite-prone part of the City of Penrith under the NCC. Installed to AS 3660.1, the system requires collars on every penetration and a finished perimeter ahead of the concrete pour, with the certificate handed to your certifier.

Termite barriers in Werrington Downs

Why Werrington Downs builds need the barrier in before the pour

Werrington Downs is a residential suburb in the City of Penrith, postcode 2747, about 47 km west of the Sydney CBD. The land was part of an 1831 grant and was farmed until Landcom developed most of the suburb in the 1970s, with the name gazetted in 1976. It's known for its wide reserve areas, and residents rely on the neighbourhood centre in Werrington County for shopping. Nearly all of our work here is knockdown rebuilds, since the suburb was built out through the 1970s and hasn't seen much new subdivision since.

Homes in Werrington Downs are now around 50 years old, and that age shapes almost everything about a rebuild here. Termite protection from original construction is long gone, older timber in roofs and sub-floors can be exposed, and gaps have often opened up in eaves and walls over five decades. The suburb's wide reserves are one of its best features for residents, but they also give ants, spiders and rodents cover that reaches into backyards, and any rebuild on a block backing onto one of these reserves needs a barrier that accounts for that pressure, not just the age of the surrounding houses.

Local conditions

What makes Werrington Downs blocks a termite risk

Three things matter most when we scope a termite barrier for a Werrington Downs rebuild.

Fifty years since original construction

Whatever termite protection went in when these homes were built in the 1970s has long since stopped doing its job. A rebuild is a clean slate, and we treat it that way, putting in a fully compliant system rather than assuming any trace of the old protection is worth relying on.

The suburb's wide reserves

Werrington Downs is known for its generous reserve areas, and while that's a drawcard for residents, the grass and garden edges along those reserves give ants, spiders and rodents plenty of cover close to backyards. Blocks backing onto a reserve get a fence line and perimeter treatment scoped for that pressure specifically.

Ageing eaves, walls and sub-floors

Five decades is enough time for gaps to open up in eaves, weatherboards and sub-floor vents that were once sealed tight. Part of scoping a Werrington Downs rebuild is checking what condition the existing structure is in before the new termite system goes in, since those existing gaps often need attention regardless.

What we install here

Building in Werrington Downs

Almost all of our Werrington Downs work is knockdown rebuilds, reflecting how the suburb was built out through the 1970s with little new subdivision since. A waffle pod or raft slab suits most of these lots, and once the plumber signs off the rough-in we move straight to fitting collars ahead of the pour. One number covers the job from quote to certificate, worked out from the plans rather than a guess on site.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Werrington Downs

A lot of our Werrington Downs work sits near Jim Anderson Park and the suburb's other wide reserves, where grass and garden edges give pests plenty of cover right up against back fences. Toward Jordan Springs Shopping Centre, food waste from the retail strip adds rodent pressure that reaches into nearby streets. On every Werrington Downs job we check fences backing onto reserves, garden beds, eaves, sub-floors or slab edges, and the roof void, given how much can change over 50 years.

The City of Penrith is the certifying authority here, and an Occupation Certificate for a Werrington Downs rebuild won't be released without documented proof of a compliant termite system. Once the work is done, we fix the required notice inside the meter box and hand over a certificate confirming what was installed, where it protects and who carried it out, ready for the certifier's file.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Werrington Downs questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
Is a 50-year-old termite system in Werrington Downs worth keeping?

Realistically, no. Termite protection from 1970s construction has almost certainly stopped being effective, so on a rebuild we treat the site as needing a completely fresh system rather than trying to assess or patch whatever remains. It's a more reliable approach than guessing at the condition of something installed five decades ago.

Do Werrington Downs homes backing onto a reserve need extra work?

Yes. The grass and garden edges along the suburb's reserves give ants, spiders and rodents cover close to the fence line, and while that's more of a general pest issue than a termite-specific one, we still scope the perimeter and fence treatment with that pressure in mind on any block backing onto open reserve land.

What else should I check on an older Werrington Downs rebuild?

Weatherboards, eave gaps and sub-floor vents are worth a look alongside the termite system, since a structure this old tends to have picked up more than one kind of gap over the years. Whatever we notice during the termite inspection gets mentioned, even the things that sit outside the barrier work we've actually been booked for.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
