Pre-Construction Termite Barriers Windsor

Windsor's colonial buildings and flood history both matter when we plan a termite barrier here, from the streets around Thompson Square to the newer builds further from the river.

Quick answer

New homes and heritage rebuilds in Windsor need a termite management system before the Occupation Certificate is issued, since the Hawkesbury River floodplain here is classed as termite-prone under the NCC. Installed to AS 3660.1, the system requires collars on every penetration and a finished perimeter ahead of the concrete pour, with paperwork prepared for the City of Hawkesbury.

Termite barriers in Windsor

Why Windsor builds need the barrier in before the pour

Windsor is one of Australia's oldest European towns and the council seat of the City of Hawkesbury, about 46 km north-west of the Sydney CBD in postcode 2756. It sits on the Hawkesbury River and contains many of the oldest surviving colonial buildings in the country, including St Matthew's Anglican Church, designed by Francis Greenway and consecrated in 1822, the Macquarie Arms Hotel and heritage homes around Thompson Square. Windsor station has served the town on the Richmond line since 1864. Our work here ranges from careful rebuilds on heritage-adjacent blocks to new homes on streets set back from the historic centre.

The river has brought many serious floods to Windsor over the years, and a new bridge built higher above the water opened in 2020 in response. For termite control, both the town's age and its flood history matter. Old buildings contain timber that termites and borers can damage in ways a newer structure wouldn't show as clearly, and flood cycles push rats out of low ground while leaving damp soil and still water behind once the water recedes. Shops and cafes in the town centre add food waste on top of that, and heritage or flood-prone properties both need an approach adjusted for their specific circumstances.

Local conditions

What makes Windsor blocks a termite risk

Windsor's age and its position on the Hawkesbury floodplain both shape what a termite barrier needs to do here.

Colonial-era timber and heritage buildings

Windsor holds some of the oldest surviving buildings in the country, and old timber in these structures can carry termite or borer damage that isn't always obvious on the surface. A rebuild near the heritage precinct needs careful inspection of what's already there before the new barrier is detailed.

The Hawkesbury River and flood cycles

Windsor's flood history means the ground here goes through cycles of being saturated and then drying out, and each flood can push rats out of low-lying areas while leaving damp soil behind. That cycle is exactly the kind of moisture subterranean termites use to forage once conditions settle.

Town centre food and hospitality

Shops and cafes around the historic town centre add food waste that can support rats and cockroaches beyond what a purely residential street would see. It doesn't change the termite system itself, but it's part of the wider pest picture we look at on any Windsor job near the centre.

What we install here

Building in Windsor

We handle Windsor knockdown rebuilds near the heritage precinct, new homes on streets further from the historic centre, and renovations on older colonial-era buildings where heritage constraints apply. Waffle pod and raft slabs suit most standard builds, while heritage sites sometimes need a more careful, staged approach around existing structure. Pricing is one figure off the plans, and we factor in heritage access or flood-related site conditions before finalising a quote.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Windsor

A good share of our Windsor work sits near Paine Park and Windsor station, where vegetation and leaf litter shelter ants, spiders and rodents close to older homes. Windsor Golf Course, with its irrigated turf and water features, can support mosquitoes on nearby blocks. Along the Hawkesbury River and its floodplain, damp ground after wet weather gets the closest attention to the perimeter, weep holes, sub-floors and outbuildings, particularly on properties with a history of flooding.

The City of Hawkesbury certifies Windsor builds, and it requires documented proof a compliant termite management system was installed before it will issue the Occupation Certificate. We fix the required notice inside the meter box once the work is finished and provide a certificate confirming the products, protected areas and installer, with any heritage-specific documentation included where the property needs it.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do heritage buildings in Windsor need a different approach to termite barriers?

The barrier itself still has to meet AS 3660.1, but heritage constraints on access and materials mean we plan the work more carefully around existing fabric than we would on a standard new build. We inspect old timber closely first, since damage that isn't obvious on the surface can change what the new system needs to cover.

Does Windsor's flood history affect termite protection?

Flood cycles leave the ground here alternating between saturated and dry, and that pattern can support both new termite activity and rat movement once water recedes. We factor flood-prone conditions into how we detail the perimeter and check outbuildings, since low-lying structures on a Windsor property often carry more risk than the main house.

When should I book a termite barrier for a Windsor rebuild?

As soon as you have a rough demolition or pour date, particularly if the property sits near the heritage precinct, since heritage checks can affect the construction timeline before a barrier visit is even possible. Once the plumber's rough-in is booked, we schedule to finish the perimeter ahead of the concreter.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
