Pre-Construction Termite Barriers Woollahra

Victorian terraces, flats and the odd rear extension make up most Woollahra jobs, and each one needs shared walls and old timber checked before we can size a barrier properly.

Quick answer

A Woollahra rebuild cannot get its Occupation Certificate without a compliant termite management system in place, since the whole suburb is classed as termite-prone under the NCC. Built to AS 3660.1, the work means collars on every penetration and a completed perimeter ahead of the concrete pour, with a certificate prepared for the Municipality of Woollahra once installation is finished.

Termite barriers in Woollahra

Why Woollahra builds need the barrier in before the pour

Woollahra is a heritage suburb in the Municipality of Woollahra, about 3.7 km south-east of the Sydney CBD in postcode 2025. Victorian-style homes define much of its character, and high-rise development has largely been avoided, with most dwellings in multi-unit residential flat buildings and the rest detached or semi-detached houses and terraces. Queen Street is the village centre, known for art galleries, antique shops, cafes and restaurants, and Centennial Park borders the suburb to the south. Almost all of our work here is knockdown rebuilds, renovations and rear extensions on this older housing stock, since the suburb has stayed deliberately low-rise.

Old terraces and flats mean shared walls, roof voids and sub-floors, so rats and cockroaches can move between neighbours in ways a standalone suburban house never has to contend with. Victorian timber floors and framing are vulnerable to termites, particularly where gardens, paving and renovations over the decades have changed how water drains around the building. Centennial Park's mature trees bring possums to nearby roofs, and Queen Street's food businesses need regular pest management of their own. A rebuild or extension here needs the shared structure and old timber checked as carefully as the new work itself.

Local conditions

What makes Woollahra blocks a termite risk

Shared walls, old timber and a big park all shape termite and pest risk in Woollahra differently than a standard suburb.

Shared walls between terraces and flats

Woollahra's terraces and residential flat buildings share walls, roof voids and sub-floors, which lets termites and rodents move between neighbouring properties in a way a detached house doesn't allow. A rebuild or extension here needs a perimeter that accounts for what's established next door, not just its own footprint.

Victorian timber and changed drainage

Victorian-era floors and framing are directly accessible to termites, and decades of renovations, paving and garden changes can have altered how water drains around these older buildings. We check both the timber and the surrounding drainage before detailing a barrier on any Woollahra rebuild.

Centennial Park and Queen Street

Centennial Park's mature trees give possums an easy route onto nearby roofs, while the cafes and restaurants along Queen Street add food waste that keeps rodent pressure up in the surrounding streets. Neither is strictly a termite issue, but both factor into the wider pest picture on a Woollahra job.

What we install here

Building in Woollahra

We handle Woollahra knockdown rebuilds, renovations and rear extensions on terraces, semis and residential flat buildings, since the suburb's heritage character has kept new high-rise development to a minimum. Waffle pod and raft slabs suit most rebuilds, while extensions often need careful work tying a new footing into an existing Victorian structure. Pricing is one figure off the plans, and we schedule around your builder so the barrier visit finishes well ahead of the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Woollahra

A good share of our Woollahra work sits near Raoul Wallenberg Garden and the approach to Bondi Junction station, where older terraces sit close to rail drains that can support rats moving through the area. Westfield Bondi Junction, just over the boundary, adds retail food waste that reaches nearby streets. Toward Centennial Park, mature trees bring possums to nearby roofs, and we check shared roof spaces and sub-floors particularly closely on terraces in that part of the suburb.

The Municipality of Woollahra certifies builds in the suburb, and its Occupation Certificate process checks for the same documented proof every NSW certifier expects: a durable notice fixed in the meter box and an installation certificate covering the products, protected areas and installer. We prepare both once the barrier work is finished, along with the relevant product data sheets, ready for your certifier's file.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

+61 450 515 215
Do Woollahra terraces need different termite protection to a standalone house?

Yes, mainly because of the shared walls, roof voids and sub-floors that run between neighbouring terraces. We check what's established next door as well as the property being worked on, since a gap on one side of a shared wall can let termites or rodents move straight into the neighbouring home.

Can you fit a barrier for a rear extension in Woollahra?

Yes, and it's one of the more common jobs we take on here given how many Victorian terraces have had rear extensions added over the years. We check the join between the original structure and the new footing carefully, since that seam is where an entry point is most likely to have gone unnoticed.

Do Woollahra homes near Centennial Park need extra pest protection?

Mature trees along the park boundary give possums an easy path onto nearby roofs, and while that's more of a general pest issue than a termite-specific one, we still check roof lines and eaves closely on any property backing onto or near the park during a termite inspection, and mention anything we find.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
