Quick answer

Doonside falls inside a termite-prone belt of Western Sydney, so yes, whether on a new estate lot or an older subdivided block, the home needs a termite management system under the National Construction Code. Collars go in around every penetration before the pour, and the certifier needs the installation certificate plus a meter-box durable notice before the Occupation Certificate follows.

Termite barriers in Doonside

Why Doonside builds need the barrier in before the pour

Doonside sits about 33.5 km west of the CBD in postcode 2767, part of the City of Blacktown, on land that was once a government stock reserve and later held by the Crawford family. Doonside station opened in 1880, and the suburb filled in through subdivisions across the 1920s, 1930s and 1970s, leaving a mix of older cottages and later brick homes alongside newer house-and-land estates on the remaining open ground. Nurragingy Reserve, with its picnic grounds and original bushland, runs along the western edge, and Featherdale Wildlife Park sits just south of the railway line. New estate lots, knockdown rebuilds on the older streets and the occasional granny flat all trigger the same requirement, a compliant termite management system going in before concrete is poured.

That mix of development eras means the ground itself varies street by street. New estate lots on previously open land closer to Nurragingy Reserve sit hard against original bushland, where established colonies in old timber and leaf litter can reach a slab soon after it goes down. Older streets nearer the station carry decades of established gardens, and a rebuild there often turns up buried timber or old stumps that can feed a colony before the new footings are even in. Around the rail corridor, drains and cuttings also change how water moves through the ground, which is worth understanding before a barrier is detailed on a block close to the line.

Local conditions

What makes Doonside blocks a termite risk

Three things separate a Doonside termite barrier job from the next, and it usually comes down to which part of the suburb the block is in.

New estate lots on open ground

Doonside's newer house-and-land estates sit on ground that was open paddock until recently, often close to Nurragingy Reserve's original bushland. First-time subterranean termite pressure on these blocks tends to come straight from the reserve, so the perimeter gets full attention from day one.

Established gardens on older streets

Streets developed through the 1920s to 1970s carry decades of mature gardens, and a knockdown rebuild there often turns up old stumps, timber offcuts or buried garden edging. A colony can be working through that material long before anyone notices, so we inspect for it and price accordingly before we quote.

The rail corridor and its drainage

Doonside station and the rail line running through the suburb bring cuttings and drains that change how water moves through nearby ground. Blocks close to the corridor get extra attention to drainage falls around the barrier, so water is not channelled straight along the perimeter line.

What we install here

Building in Doonside

We cover the full range of Doonside work, from new house-and-land estate builds on the suburb's remaining open blocks to knockdown rebuilds on the older streets and granny flats behind existing houses. Waffle pod slabs are standard on estate lots, while older, established blocks more often need suspended sections or extra site preparation. We price every job from the plans as one fixed quote and attend in stages around your builder's or plumber's program, so a barrier visit never holds up a pour on a busy estate schedule or a tight rebuild site.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Doonside

Nurragingy Reserve marks the western edge of Doonside, and new estate lots or rebuilds closer to it get the fullest perimeter treatment, since bushland pressure there is more direct than elsewhere in the suburb. Doonside station, about 0.1 km from the town centre, and Bert Saunders Reserve, a little further out, bring rail corridors and garden reserves into play on the eastern side. Woodcroft Shopping Village, roughly 1.9 km off, sits at the boundary of the suburb's retail catchment and marks the edge of most of our estate-lot work.

The City of Blacktown certifies work across Doonside. Two documents clear the path to the Occupation Certificate: a durable notice screwed inside the meter box, and an installation certificate detailing the products, the protected zones and the licensed installer. On new estate builds we hand over the certificate with the rest of the completion paperwork ready for final inspection, and on rebuild sites we log how any new system ties into what was found on the block.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

After handover

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a new house-and-land estate build in Doonside need a termite barrier before handover?

Yes. A termite management system is compulsory for every new home on a Doonside estate lot, built to AS 3660.1 and signed off before handover. We work in around your builder's staged program, timing the collar and under-slab work for right after the plumber wraps up the rough-in and just before the concrete truck arrives.

How is a rebuild on an older Doonside street different from a new estate lot?

Older blocks often carry decades of established gardens, and a demolition can leave old stumps or timber buried well below where anyone would notice, so we check the site for that material before quoting. Estate lots tend to have simpler, cleaner ground, but sit closer to Nurragingy Reserve's bushland, so the emphasis shifts to a full perimeter rather than site clean-up.

Do blocks near Nurragingy Reserve need extra protection?

Blocks along the reserve boundary face more direct pressure from established bushland, so we generally recommend chemical treatment carried the full length of the perimeter instead of a partial system. We also check how the barrier interacts with any fencing or landscaping planned along that edge, since paving or garden beds later placed over the treated zone need to be accounted for at installation.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
