James Morgan Reserve, about 0.1 km from the suburb centre, and Pukara Place Reserve, about 0.7 km away, are the closest green pockets to many Cromer rebuild sites, with Pukara Place in particular being bushland where termite activity is established. Narrabeen Lagoon borders the suburb to the north-east, and the Arcus Tributary carries water from Cromer Golf Club's fairways into it, keeping that side of Cromer noticeably wetter underfoot than the streets closer to Dee Why West.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

Do older Cromer homes already have termite protection, or do they need it added during a rebuild?

Many post-war Cromer homes have some form of termite protection from when they were built, but it will not meet current AS 3660.1 requirements. A knockdown rebuild on one of these blocks needs a full new system installed and certified, regardless of what protection the old house had, and the durable notice in the meter box is updated to match the new installation.

Does being close to Narrabeen Lagoon change how a Cromer barrier is installed?

Ground closer to the lagoon and the Arcus Tributary that runs through Cromer Golf Club tends to stay damper for longer, which suits subterranean termite activity. We treat blocks on that side of the suburb with the same full perimeter attention as any waterside site, rather than a minimum edge strip.

Does the bushland near Cromer Heights affect new builds on that side of the suburb?

Dee Why West Recreation Reserve, between Cromer Heights and Wakehurst Parkway, can carry established termite activity in its bushland close to nearby streets. Blocks near that reserve get a full perimeter system, the same approach we take on any site backing onto significant bushland, and we check garden beds and fence lines closest to the reserve carefully.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
