Does a Dee Why apartment or townhouse redevelopment need a full termite barrier?

Yes. Density does not change the requirement: a townhouse or apartment block needs the same termite management system as a standalone house, just applied across a bigger footprint. On these sites the main difference is scale, since one slab can carry dozens of pipe penetrations, and every single one gets its own collar logged against the installation certificate.

Do blocks closer to Dee Why Lagoon or the beach need extra work?

The closer a block sits to the lagoon or the beach, the more consistently damp the surrounding soil tends to be, so we generally recommend physical and chemical protection running the full length of the perimeter, not a partial strip. We also check that stormwater and site drainage are not directing extra water against the barrier line, which is a common issue this close to the coast.

Can you fit a termite barrier around a duplex split on an established Dee Why block?

Yes. Each half of a duplex counts as its own dwelling, so the barrier is scaled and detailed to that half's footprint rather than shared across the pair, with its own durable notice and certificate once the work is done. Where the original house had any protection, we check it before starting so the new work is not simply built on top of an unknown system.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
