Perimeter barrier run against a sandstone wall

Pre-Construction Termite Barriers Woodcroft

Woodcroft was built on old brickworks land around a man-made lake, and that history plus the lake itself both shape how we scope a termite barrier here.

Quick answer

New homes in Woodcroft need a termite management system before the Occupation Certificate is issued, since the suburb sits in a termite-prone part of the City of Blacktown under the NCC. The system is built to AS 3660.1, with collars fitted to every penetration and the perimeter closed off before the concrete pour, then a certificate prepared for your Blacktown certifier.

Termite barriers in Woodcroft

Why Woodcroft builds need the barrier in before the pour

Woodcroft is a residential suburb in postcode 2767, about 33 km west of the Sydney CBD, in the City of Blacktown. Before 1969 the land held the State Timberworks, and from 1969 to 1988 it was the State Brickworks, before LJ Hooker bought the site in 1989 and homes were built from 1992, with Woodcroft becoming a suburb in 1996. Woodcroft Lake, a man-made lake on the former brick pit, hosts the annual Woodcroft Festival, and a neighbourhood centre opened beside it in 2019. Our work here is mostly knockdown rebuilds on that 1990s housing stock, alongside townhouse sites where the suburb allows for higher density.

The lake, parks and a nearby bushland reserve bring mosquitoes, spiders and termites into the mix here in a way that's a little different from most flat, open Blacktown suburbs. Homes built on former industrial land can also have irregular soil conditions left over from decades of timber and brick production, which is worth checking before a rebuild rather than assuming standard ground. Townhouses share walls that let cockroaches and mice travel between units, so a Woodcroft job often needs both the ground conditions and the building's density factored into how we scope the barrier.

Local conditions

What makes Woodcroft blocks a termite risk

Three things drive termite risk in Woodcroft more than a typical Blacktown suburb of the same age.

Woodcroft Lake and the bushland reserve

Woodcroft Lake and the nearby Doonside Crescent Bushland Reserve add still water, leaf litter and bushland to a suburb that's otherwise fairly typical Western Sydney terrain. That combination provides shelter for spiders, ants, rodents and termites, so blocks near either feature get closer attention to the perimeter.

Former industrial land

Decades as a timberworks and then a brickworks before residential development began in 1992 means some Woodcroft blocks sit on ground that isn't entirely standard, even if it looks like any other suburban lot on the surface. We check soil conditions carefully on a rebuild rather than assuming a typical Western Sydney profile.

Shared walls on townhouse blocks

Woodcroft's townhouse developments share walls, garages and boundary fences, which lets cockroaches and mice move between units in a way that's less common on a standalone house. It doesn't change the termite system itself, but it does affect the wider pest picture we look at on multi-dwelling sites.

What we install here

Building in Woodcroft

We handle Woodcroft knockdown rebuilds on the suburb's original 1990s housing stock, plus townhouse and apartment sites where the local plan allows higher density. Waffle pod and raft slabs suit most full rebuilds, with collars going on once the plumber has finished the rough-in for that stage. Pricing is one figure off the plans, and we schedule the barrier visit around your builder's program so it never holds up the pour.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Woodcroft

A good share of our Woodcroft work sits near Doonside Crescent Bushland Reserve, where leaf litter and bush provide shelter for spiders, ants, rodents and termites close to nearby homes. Woodcroft Shopping Village produces food waste that can support rats and cockroaches in the surrounding streets. Around Woodcroft Lake, still water and moist edges suit mosquitoes and midges in warm weather, so homes near the lake get particular attention to screens and drainage.

Building certification in Woodcroft sits with the City of Blacktown, and before the Occupation Certificate is released the file needs to show the termite system was actually installed to standard, not just planned. We handle that with a notice mounted in the meter box plus a certificate spelling out the products, the areas protected and who did the work, both ready well ahead of your final inspection.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Woodcroft questions

Answered

Still unsure? Call and talk it through with a licensed technician.

+61 450 515 215
Does former brickworks land in Woodcroft need special soil checks?

It's worth checking, yes. Decades of timber and brick production before residential development began in the early 1990s means some blocks have soil conditions that aren't entirely typical, even where the surface looks like any other suburban lot. We factor that history into how we assess the ground before pricing a rebuild.

Do Woodcroft homes near the lake need extra mosquito or termite protection?

Homes close to Woodcroft Lake see more mosquito activity in warm weather thanks to the still water, and the moist edges around the lake and nearby bushland reserve also suit termites and spiders well. We pay closer attention to screens, drainage and the perimeter on blocks near either feature, and factor that into the quote.

Can you fit a termite barrier for a Woodcroft townhouse development?

Yes. Townhouse sites get collars on every penetration and a perimeter or under-slab system sized to the shared slab, priced by penetration count rather than a flat rate. We coordinate scheduling with the builder so no single lot in a townhouse run holds up the others, and every dwelling gets its own paperwork.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
