Quick answer

Yes, a new build in Homebush West needs a termite management system, as Strathfield falls within a termite-prone area under the NCC. Whether it's a cottage rebuild or a unit development, the barrier follows AS 3660.1 and goes in while the slab is open. Occupation then waits on the meter box notice and a signed installation record.

Termite barriers in Homebush West

Why Homebush West builds need the barrier in before the pour

Homebush West is split by the rail line, with the Sydney Markets at Flemington, the city's wholesale fresh produce hub since 1975, along with warehouses and the former Ford factory land to the north. South of the line, low to medium-rise apartments cluster around Flemington station, with detached houses and some Federation-era cottages toward the edges. New building work is a mix of unit and townhouse infill near the station and knockdown rebuilds on the remaining older cottage blocks, and both need their own certified termite management system before anyone can move in.

A wholesale produce market operating around the clock brings a different set of conditions to a construction site nearby than a typical suburban street would. Loading areas, drainage and the sheer volume of organic waste moving through the precinct can keep ground activity higher in general, and any new slab close to the market or the old Ford industrial land benefits from careful attention to how services are routed and sealed. On the cottage streets further south, it is the more familiar combination of established gardens and ageing sub-floor timber that shapes the barrier design.

What makes Homebush West blocks a termite risk

Three things about Homebush West's wholesale market backdrop and older housing shape how we plan a barrier here.

Wholesale market and former industrial land

The Sydney Markets precinct and the old Ford factory site bring heavy drainage and loading infrastructure close to some new builds. Collars and slab-edge sealing get extra scrutiny on sites bordering that industrial and market land.

Flemington village cottages

Federation-era cottages toward the suburb's edges sit on established gardens with decades of accumulated growth. A knockdown rebuild clears the house but not the buried garden material, so soil treatment carries real weight on these sites.

Unit infill near the station

Low to medium-rise apartment developments near Flemington station mean some new slabs are large, single-footprint builds. A thorough collar count across every penetration matters as much as the perimeter line on a project like this.

What we install here

Building in Homebush West

We work on cottage rebuilds and unit or townhouse infill across Homebush West, on both sides of the rail line. House blocks generally take a waffle pod or raft slab, while unit sites near the station carry bigger, more heavily reinforced pours. Every penetration is collared as soon as the plumber allows, our visit is booked ahead of the concreter, and your plans set one flat price covering the whole project through to certification.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Homebush West

Our Homebush West work runs from the Flemington station village, near Bill Boyce Reserve, up toward the Sydney Markets Plaza and the former Ford industrial land to the north, with the odd job further out toward Sydney Olympic Park Aquatic Centre. Sites bordering the market precinct get closer attention to drainage and service sealing, while the cottage streets and unit developments nearer the station are more typical rebuild and infill jobs.

Building work in Homebush West is certified through the Municipality of Strathfield, and occupation is not approved without two records on file: a notice permanently fixed inside the meter box, and a written statement of the products used, where they were used and who did the installing. We leave both with you the day our work wraps up, together with advice suited to the property type, whether cottage, townhouse or unit block.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does being near Sydney Markets increase termite risk for a Homebush West build?

The market itself isn't a termite source, but the drainage, loading areas and general ground disturbance around a large industrial precinct mean we pay extra attention to how services are sealed and routed on sites bordering that land. Every property is still assessed on its own plans rather than assumed to carry higher risk automatically.

Does an older Flemington cottage need special treatment for a rebuild?

Federation-era cottages here typically sit on gardens that have matured for decades, so a knockdown rebuild often uncovers old garden beds, buried timber or root systems close to the new slab line. We treat the soil properly as part of the barrier installation rather than relying on whatever protection, if any, the original cottage had.

When should termite protection be arranged for a Homebush West unit development?

As early as possible during design for a larger unit site, since collar counts and perimeter planning are easier to price accurately from the plans. On site, installation still has to happen in the same narrow window as any other build, once the plumber's rough-in wraps up and before the concreter arrives.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
