Sutherland Shire · AS 3660.1
Barrier work across Kareela 2232, a planned Shire estate of detached homes wrapped by bushland reserves, Kareela Golf Course and the village centre.
Quick answer
A new dwelling at Kareela must have a termite management system. It is required by the NCC in termite-prone areas and installed to AS 3660.1, with collars and under-slab protection fitted before concrete and the perimeter completed later. The certifier signs off the Occupation Certificate only after receiving the installation certificate and durable notice.
Termite barriers in Kareela
Kareela was laid out by Stockland as a planned estate, first known as Sylvan Headland, and its streets carry the names of Sydney to Hobart winners. It sits about 20 km south-west of the city in the Sutherland Shire, with no station of its own and a village centre redeveloped in 2015. Housing is almost entirely detached family homes on garden blocks, so building activity means knockdown rebuilds, second dwellings at the rear and the occasional dual occupancy rather than estate-scale construction.
The estate's name, often read as place of trees and water, describes the conditions a barrier has to handle. Bushland reserves and the golf course wrap the suburb, holding timber and moisture within easy foraging reach of the street frontages. Add fifty years of established gardens on the rebuild blocks and there is usually organic material in the ground before a pad is prepared. Sealing the pipe penetrations, the slab edge and the joints is only possible while the site is open, so the barrier is scheduled around the pour.

Local conditions
Three local conditions shape a Kareela barrier design.
Bushland pockets and the golf course sit within a few hundred metres of most streets. Established timber and irrigated ground nearby keep foraging pressure steady, so perimeters are run continuously around the slab.
Rebuild sites here were planted decades ago. Old stumps, sleepers and deep beds leave food in the soil, which raises the value of the under-slab component rather than relying on edge protection alone.
Granny flats at the back of a block bring their own slab, services and edge. They are quoted and certified as separate structures, tied into existing protection where the detailing allows.
What we install here
Work in Kareela is mostly replacement houses, rear secondary dwellings and duplex pairs. We collar every service that comes through the slab, install the under-slab membrane or treated zone the design calls for, then complete perimeter and cavity protection as the brickwork rises. Where landscaping or paving will later sit over treated soil, a reticulation line keeps future recharging simple. The quote is fixed from your plans, stage by stage, and each attendance is booked against your builder's program.
Local knowledge
Jobs here sit close to Kareela Village, roughly 300 metres from the middle of the suburb, and spread through the streets bordering Kareela Golf Course about 600 metres out and the reserve country near Ninth Avenue Reserve. Blocks with a reserve or fairway boundary get the fullest perimeter treatment and the most careful detailing at any step-down, while sites deeper in the estate are usually about collar counts and staging between trades.
Sutherland Shire Council certifies construction at Kareela. Before an Occupation Certificate is issued, your certifier requires evidence the termite management system is in place. That evidence is a certificate recording the products, the protected areas and the installing technician, alongside a permanent notice mounted in the meter box that states the system, the installation date and how often the building should be inspected. Product data and owner advice accompany both.

Systems we install
Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.
01A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.
02A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.
03Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.
04An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.
05Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.
06Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.
Why during construction
A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.
A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.
New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.
Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.
An under-slab system covers ground that no treatment from outside the finished house can ever reach.
Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.
Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.
Installation stages
A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.
Send your plans and slab details. We recommend a system and give you one fixed price that covers every stage.
Collars go on every service once the plumber has set out, then the membrane or soil treatment is installed across the prepared site.
Perimeter and cavity protection is fitted as the brickwork or cladding goes up, so there's no unprotected gap at the slab edge.
Where it's specified, the chemical perimeter or reticulation system is completed around the building before paths and gardens go in.
A durable notice goes in the meter box, and the installation certificate goes to your builder and certifier.
The owner gets simple care instructions and an inspection schedule so the system keeps doing its job for years.
Compare systems
Both can meet AS 3660.1. The best choice depends on your slab type, what surrounds the house and how much ongoing upkeep the owner wants.

Most of the Sydney builds we work on use a combination: physical collars on every penetration plus a physical or chemical perimeter.
For builders & developers
Builders, developers and owner-builders get a fixed quote from plans, a technician who turns up when the site is ready, and paperwork that never holds up sign-off.
Consistent pricing across lots, one point of contact and a full document set for every dwelling.
Missing durable notices and unclear install records are a common reason Occupation Certificates get held up. We hand everything over together so your certifier has it all in one go.
Paperwork
A complete document set for the builder, the certifier and every future owner of the property.
A permanent notice in the meter box showing the system, install date, installer, any chemical's life expectancy and inspection advice.
For: certifier, owner, future owners
Written confirmation of the system and products used, the areas protected and our licence details.
For: builder, certifier, owner
Details of the physical system or termiticide installed, including safety data sheets for any chemicals.
For: builder, owner
How to keep the system working, plus the recommended inspection frequency under AS 3660.2.
For: homeowner

+61 450 515 215Irrigated turf and planted surrounds keep soil moisture up along that boundary, and moist soil beside a warm slab is attractive to foraging colonies. We treat fairway-adjacent blocks the same way as reserve-adjacent ones: a continuous perimeter, careful detailing at every level change, and a reticulation line where future landscaping will cover the treated zone.
No. A secondary dwelling is its own structure with its own slab, services and edge, so it needs its own compliant system and its own documentation. Where the main house already has protection we join the new work to it if the detailing allows, but the certificate and durable notice issued cover the new dwelling specifically.
The soil is the difference. Decades of beds, sleepers and stumps mean organic material is already in the ground when the pad is prepared, which can support a colony before the house exists. On those sites the under-slab component and soil treatment carry as much weight as the perimeter, and we like to see the block before demolition finishes.
In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.
It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
