Quick answer

New homes in Gymea do need a termite management system: the Sutherland Shire is a recognised termite-prone area, so the NCC applies and the barrier is built to AS 3660.1. Every penetration gets a collar before concrete covers the slab. Two documents then go to the certifier, a durable notice for the meter box and a signed installation certificate, clearing the way to occupation.

Termite barriers in Gymea

Why Gymea builds need the barrier in before the pour

Gymea shifted from rural land to a busy residential community mostly through the 1950s and 1960s, so much of its housing is post-war brick or fibro on backyard blocks close to Gymea Shopping Village and the station. Rebuild activity today is concentrated on those established post-war lots, with granny flats and occasional duplexes added on the larger blocks further from the village centre, and smaller infill projects appearing on subdivided lots closer to Gymea station. Every one of these builds needs a compliant termite management system in place, checked and certified, before an Occupation Certificate is issued.

Homes of that era were rarely built with the kind of termite protection required today, and sixty-plus years of garden growth since then have brought established trees, mulch beds and sub-floor timber close to the walls on many blocks. A knockdown rebuild clears the structure but not the decades of accumulated garden material in the soil, so a proper barrier fitted while the new slab is open matters more here than it would on a recently built house elsewhere in the shire. That is doubly true on the older fibro blocks, where sub-floor access and ventilation were never designed with a modern system in mind.

Local conditions

What makes Gymea blocks a termite risk

Three things drive termite pressure on a Gymea rebuild, and each shapes the barrier design.

Post-war housing with no modern system

Most existing Gymea homes predate current termite management requirements entirely, so a knockdown rebuild is often the first time the block has ever had a proper system installed, rather than a case of upgrading something that already existed.

Sixty years of garden growth

Established trees, garden beds and sub-floor timber have built up against many Gymea houses over decades. That material is cleared during a rebuild, but the soil beneath it still needs treating properly before the new barrier goes in.

Village and golf course moisture

Blocks near Kareela Golf Course sit close to irrigated fairways, and the watered turf keeps nearby ground wetter than average, a condition termites actively seek out. We look closely at slab edges on properties within reach of that irrigation.

What we install here

Building in Gymea

Most of our Gymea work is knockdown rebuilds on post-war blocks, along with granny flats on the larger lots further from the village. Waffle pod and raft slabs are standard, and every penetration gets a collar once the plumber's rough-in is done. We schedule our visit to fit between that rough-in and the concreter's pour, and a single fixed quote from your plans covers the job through to the final paperwork.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Gymea

Our Gymea work is centred on the older residential streets around Gymea Shopping Village and the station, with a second cluster of rebuilds closer to Kareela Golf Course. Blocks near the golf course's irrigated turf get closer attention to slab-edge moisture, while sites nearer the village and Hazelhurst Arts Centre are more often standard post-war rebuilds with a typical collar count.

Building work in Gymea is certified by the Sutherland Shire. To sign off the Occupation Certificate, their certifiers want a durable notice mounted in the meter box plus a written record of the installation, naming the products used, the areas covered and who did the work. We prepare both as soon as the job is done and pass on advice for keeping the system in good order afterwards.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a 1950s or 1960s Gymea house already have termite protection?

Almost certainly not to a standard the certifier would accept today. Houses from that era were rarely built with a dedicated termite management system, so a knockdown rebuild is usually the first time the block gets one. We treat the site as a fresh start rather than assuming any old protection is still relevant.

When should I book termite protection for a Gymea rebuild?

Get in touch once your builder can name a rough pour date. Our window sits after the plumbing rough-in and before the pour, since that's when collars and any under-slab work can actually go in. Mention any established trees or garden beds close to the new slab line too, since those often need clearing first.

Does proximity to Kareela Golf Course affect termite risk in Gymea?

Irrigated turf and water features like those around the golf course can keep nearby soil damper than average, and moisture is one of the main things that draws foraging termites. Blocks within reach of that irrigation usually get closer attention to slab-edge detailing, though every site is still assessed individually against its own plans.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
