Does being near Narrabeen Lagoon change our termite barrier?

Usually, yes. Low-lying, lagoon-adjacent soil holds moisture longer than higher ground, and subterranean termites favour that dampness, so we generally recommend a full physical perimeter rather than a minimal strip for blocks close to the lagoon or its creeks. We keep a copy of every certificate on file for later. That keeps the whole process simple for you and your builder.

Our Narrabeen rebuild is an older beach house, what should we expect?

Timber floors and additions on older beach houses can already carry undetected termite activity, so we inspect the existing structure closely during the quote. The rebuild still gets the standard collars, under-slab work and perimeter to AS 3660.1. It also keeps your certifier's paperwork straightforward and complete.
