Quick answer

Yes. Any new home built in Tregear needs a compliant termite management system before a certifier will sign off the Occupation Certificate, because the suburb falls inside a termite-prone stretch of the City of Blacktown. The NCC sets that requirement, and the system itself follows AS 3660.1, with collars fitted and the under-slab membrane laid ahead of the pour.

Termite barriers in Tregear

Why Tregear builds need the barrier in before the pour

Tregear sits in postcode 2770, in the City of Blacktown, about 40 km west of the Sydney CBD. The suburb grew out of RAAF land sold off in the early 1950s, and most of its streets were built through the 1960s as part of the Mount Druitt public housing program, with roads named after Antarctic exploration. That history shows up in the building stock: solid brick-veneer houses on flat, regular blocks, many now reaching the age where owners are knocking down and rebuilding rather than renovating. New house-and-land builds and the occasional granny flat behind an existing home are the jobs we see most often here, alongside the odd townhouse infill closer to the small local shopping centre.

Ropes Creek runs along the edge of Tregear Reserve, and that stretch of parkland is the main reason ground conditions here need care. Creek banks hold moisture that subterranean termites rely on to forage, and the reserve's leaf litter and fallen timber give colonies plenty to feed on before they ever reach a house. Older homes backing onto the reserve already carry decades of termite pressure in their fence lines and garden timber, which means a knockdown block often has an active colony nearby before the new slab even goes in. Getting collars on every penetration and a continuous barrier around the perimeter before the pour is the only way to stop that pressure finding a gap once the house is built.

Local conditions

What makes Tregear blocks a termite risk

Three things push termite pressure higher on Tregear blocks than on estates further from the Mount Druitt housing area.

Ropes Creek and reserve edge

Tregear Reserve and Ropes Creek run along a large part of the suburb, and creek-bank moisture is exactly what subterranean termites look for. Blocks backing onto the reserve or the walking path get a full perimeter system, with extra attention to fence lines and garden timber that already carries activity.

Ageing 1960s housing stock

Most Tregear homes date from the 1960s Mount Druitt public housing program, which means weathered timber, worn seals and slab edges that have shifted over sixty years. Knockdown rebuilds on these blocks often sit on gardens with old stumps and buried timber, so soil treatment matters as much as the new slab edge.

Flat blocks, slab-on-ground builds

Tregear's flat, open blocks favour slab-on-ground construction, and a warm, enclosed roof void gives termites cover once they get inside. With little slope to manage, the work is mostly about getting every pipe penetration and slab joint sealed correctly the first time, since there is nowhere for a gap to hide once paving and landscaping go down.

What we install here

Building in Tregear

Tregear jobs for us are mostly new house-and-land builds, knockdown rebuilds and granny flats tucked behind an existing house, with the odd townhouse infill closer to the shops. Waffle pod and raft slabs suit the flat blocks around here, so we fit collars once the plumber's pipework is roughed in and lay the perimeter membrane ahead of the concreter. Pricing comes as a single figure straight off your plans, and our visit slots into the builder's timetable rather than the other way round.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Tregear

Most of our Tregear work sits close to Tregear Reserve and the Ropes Creek walking path, where the reserve's dog park and baseball field back directly onto residential fence lines. Kruse Park, a short walk away, adds another pocket of grass and leaf litter that keeps termite and rodent pressure up on nearby blocks. Towards Emerton Village, the jobs are more often townhouse infill or a granny flat behind an existing house, where collar counts and access around a smaller block drive how we schedule the visit.

The City of Blacktown certifies builds in Tregear, and before it releases the Occupation Certificate it wants proof the termite system was actually installed. That means a notice fixed permanently in the meter box describing the system, plus an installation certificate spelling out which products went in, where they protect and who did the work. We hand both over with the product data sheets and a short maintenance guide, so the file is complete the day your certifier asks for it.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

When does the termite barrier go in on a Tregear knockdown rebuild?

Once the plumber has roughed in the pipework and before the concreter arrives, which is why we work off your builder's program rather than a fixed date. On a knockdown block we also check what the old dwelling left behind, because stumps, garden beds and buried timber near the new slab can already be feeding a colony, and that changes how we lay out the perimeter.

Do homes backing onto Tregear Reserve need extra protection?

Yes, and the reason comes down to what's already living in the leaf litter along Ropes Creek. Blocks on that edge get the full treatment rather than a token strip at the front, with fence lines and garden beds checked as carefully as the slab itself. It's not unusual for us to find timber near the boundary that already shows signs of activity before we've even started on the new build.

Can you add a granny flat barrier behind an existing Tregear house?

Yes, and it's one of the more common jobs we do around here given how many blocks have room for a second dwelling. The smaller slab still gets every penetration collared and a properly sized perimeter, plus its own paperwork for the certifier. If the original house was treated years ago, we look at what's there and connect the new work to it sensibly instead of duplicating protection that already exists.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
