Pre-Construction Termite Barriers Whalan

Leafy streets and a big reserve make Whalan pleasant to live in, but they also bring possums onto roofs and termites toward the older homes, so we check both before pricing a rebuild.

Quick answer

Yes, every new home in Whalan needs one, because the whole City of Blacktown is classed as termite-prone under the NCC and a certifier won't sign off without it. Collars go on every penetration and the perimeter is closed off before the concrete pour, all built to AS 3660.1, with a certificate handed over to your Blacktown certifier once the job is complete.

Termite barriers in Whalan

Why Whalan builds need the barrier in before the pour

Whalan is a residential suburb in postcode 2770, about 39 km west of the Sydney CBD, in the City of Blacktown, named after James Whalan who was granted land at Mount Druitt in 1831. During World War II the area held an RAAF camp, remembered today at RAAF Park on the eastern boundary, and the old airfield runway now forms the main road access to Whalan Reserve. The NSW Housing Commission developed the suburb in the mid-1960s, and many smaller parks dot the leafy streets alongside the extensive main reserve. Our work here is mostly knockdown rebuilds on that original 1960s housing stock.

Whalan Reserve is extensive, with soccer and football fields and a go-kart track, and the tree-lined streets throughout the suburb are one of its most pleasant features. That same tree cover gives possums an easy route onto roofs, and the parkland supports mice and spiders that move into nearby gardens. Houses built around sixty years ago have gaps and weathered timber that let all of this in more easily than a newer home would, so a rebuild here needs to treat the ground properly rather than just replace what was there before.

Local conditions

What makes Whalan blocks a termite risk

Three specific things drive termite and pest pressure on a Whalan block more than its age alone would suggest.

Whalan Reserve and street trees

Whalan Reserve is one of the largest in the district, and the mature street trees that line so many local roads give possums a direct route onto roofs while sheltering ants and spiders in gardens below. Blocks near the reserve or with significant tree cover get closer attention to roof lines and fence timber.

Original 1960s Housing Commission stock

Homes built here under the mid-1960s Housing Commission program are now around sixty years old, well past the working life of whatever termite protection was originally installed. A rebuild needs a genuinely new system, and we treat the site that way rather than relying on remnants of the old protection.

Weathered timber and ageing gaps

Six decades is enough time for gaps to open up in eaves, fences and garden timber that were once sealed tight, giving rodents, cockroaches and termites more ways in than a newer structure would have. We check roof voids, eaves, timber fences and kitchens on every Whalan job for exactly this reason.

What we install here

Building in Whalan

We handle knockdown rebuilds on Whalan's original 1960s housing stock, plus the occasional granny flat behind an existing house. Waffle pod and raft slabs are standard on these flat, regular blocks, and collars go on once the plumber has finished the rough-in for the new dwelling. Pricing is one figure off the plans, and the barrier visit is scheduled to be finished well ahead of your builder's pour date, whatever that ends up being.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Whalan

A good share of our Whalan work sits near Bloxham Park, where grass and leaf litter shelter ants, spiders and rodents close to older homes. Westfield Mt Druitt, a short distance away, produces food waste that supports rats and cockroaches across the surrounding streets. Around Whalan Reserve itself and the many tree-lined streets, mature trees give possums an easy path onto roofs, which we check for on every job regardless of what brought us out.

The City of Blacktown is the certifying council for Whalan, and getting the Occupation Certificate released depends on the termite system being properly documented as well as properly installed. That means a durable notice fixed in the meter box and a separate installation certificate naming the products, the protected areas and the installer, both prepared once the work is done and ready for whenever your certifier asks for them.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Does a 1960s Whalan home need a completely new termite system on rebuild?

Yes. Whatever protection was installed under the mid-1960s Housing Commission program is now around sixty years old and has almost certainly stopped being effective, so we treat a rebuild as needing a fully compliant new system rather than assessing what might remain of the original one. It's the more reliable approach given the age involved.

Do Whalan homes near the reserve need extra pest protection?

Blocks near Whalan Reserve or with significant street tree cover tend to see more possum activity on roofs and more ants and spiders in gardens, since the reserve and mature trees give them easy access. It's not strictly a termite issue, but we check roof lines and fence timber closely on any block in that position.

What should I check beyond the termite system on an older Whalan rebuild?

It's worth having eaves, timber fences and roof voids checked alongside the termite work, since sixty-year-old structures tend to have accumulated more than one kind of gap over the decades. We flag anything relevant we notice during the termite inspection, even where it sits outside the barrier work itself and isn't something we've been specifically asked to look at.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
