Quick answer

A termite management system is compulsory for any new home built in Wentworth Point, apartment or townhouse, before the certifier will issue the Occupation Certificate. Under the NCC, the whole City of Parramatta local area is classed as termite-prone, and the system has to meet AS 3660.1: every plumbing penetration collared, the perimeter closed off ahead of the pour.

Termite barriers in Wentworth Point

Why Wentworth Point builds need the barrier in before the pour

Wentworth Point sits on the western shore of Homebush Bay in the City of Parramatta, about 13 km west of the Sydney CBD in postcode 2127, on land reclaimed from the bay from 1949 onwards. Decades of plywood manufacturing, transport depots and Hyundai facilities have given way to almost wall-to-wall medium and high-density apartments, connected to Rhodes station across the water by the Bennelong Bridge and to Circular Quay and Parramatta by the Sydney Olympic Park ferry wharf. Our work here is almost entirely new apartment and townhouse slabs rather than standalone knockdown rebuilds, since so little of the suburb is left as separate housing.

A large apartment slab on reclaimed bay-side land brings its own termite considerations. Dozens of plumbing and service penetrations can run through a single pour, and any one of them left uncollared becomes a route in once the building is finished and occupied. The reclaimed ground itself, close to the water and to wetland remnants nearby, tends to hold moisture that keeps subterranean termites active locally, so the perimeter and every penetration need to be sealed properly before the concrete arrives, with almost no chance to fix a gap once the tower is built and tenanted.

Local conditions

What makes Wentworth Point blocks a termite risk

Three things shape how we approach a termite barrier on a Wentworth Point build.

Large slabs, many penetrations

A typical Wentworth Point apartment or townhouse slab carries far more plumbing and service penetrations than a single house ever would, and each one needs its own collar. We price by penetration count and work closely with the plumber's rough-in schedule so nothing is missed before the pour.

Reclaimed bay-side ground

Wentworth Point sits on land reclaimed from Homebush Bay, and that ground, along with nearby wetland remnants, tends to hold moisture well. Damp soil close to a slab edge is exactly what subterranean termites use to forage, so the perimeter treatment accounts for that dampness rather than assuming a typical Sydney block.

No going back once occupied

Once a tower or townhouse block is finished and tenanted, fixing a gap in the termite barrier means disruptive remedial work through someone's home. We treat every penetration and perimeter section as final on install day, because there is very little practical opportunity to correct it afterward.

What we install here

Building in Wentworth Point

Nearly all of our Wentworth Point work is new apartment towers and townhouse blocks, since so little standalone housing land remains in the suburb. Podium and slab-on-ground construction both turn up depending on the site, and collars go on once the plumber has finished roughing in each stage. Pricing runs off the number of penetrations rather than a flat figure, and we stage visits tightly around the builder's construction program on what are often large, multi-stage sites.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Wentworth Point

Much of our Wentworth Point work sits near Stromboli Park and the approach to the Bennelong Bridge, where new apartment entries back onto damp, planted garden beds. Newington Nature Reserve, a short walk away, adds wetland habitat that keeps moisture and mosquito pressure up around nearby towers. Toward Rhodes Waterside Shopping Centre across the bridge, food waste and busy foot traffic add rodent pressure that we factor into ground-floor and basement collar work.

The City of Parramatta certifies Wentworth Point builds, and its Occupation Certificate process requires proof a compliant termite system was installed before residents move in. We fix a durable notice inside the meter box or a nominated common area recording the system, and provide a separate installation certificate confirming the installer, the products used and the areas protected, prepared per building as the certifier requires.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

When does the termite barrier go in on a Wentworth Point apartment build?

Once the plumber has roughed in a stage of the slab, collars go on before that section is poured, so we work directly off the builder's staged construction program rather than a single fixed date. On a large tower site, tell us the full staging plan early so collar counts and visit scheduling can be priced accurately from the start.

Does a termite system near Homebush Bay need anything different?

The reclaimed, low-lying ground around the bay holds moisture for longer than a typical Sydney block, so we don't treat it as a standard dry-climate site. The perimeter and soil treatment account for that persistent dampness, and we pay particular attention to any basement or ground-floor slab edge close to garden beds or wetland-facing boundaries.

How is a termite barrier priced for a large Wentworth Point development?

Pricing is based on the number of penetrations through the slab rather than a flat per-dwelling rate, since a shared apartment or townhouse slab can carry a very large number of plumbing and service points. We provide one written quote covering the whole stage or building, and coordinate scheduling directly with the builder so the barrier work never becomes the item holding up a busy site.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
