Quick answer

Yes, a new house, townhouse or apartment slab in Breakfast Point needs a termite management system, since the City of Canada Bay area is termite-prone under the NCC. Every collar and any under-slab element is finished to AS 3660.1 ahead of that pour, and your certifier receives the durable notice and installation certificate once occupation is being sought.

Termite barriers in Breakfast Point

Why Breakfast Point builds need the barrier in before the pour

Breakfast Point is a planned residential community on a headland of the Parramatta River between Mortlake Point and Cabarita, built on the site of the Australian Gaslight Company's Mortlake Gas Works, which operated from 1883 until the 1990s. Redevelopment began after 1998, and the suburb is now made up of modern apartment blocks, townhouses and architect-designed houses, with a country club, parks and river walks. The City of Canada Bay certifies these builds, and any new slab going down as the remaining stages of the community are completed still needs a compliant termite management system.

Pests in Breakfast Point look different from the older suburbs around it because most buildings are recent, often on slab construction rather than the timber sub-floors common in older Sydney housing. That does not remove the termite risk. Landscaped gardens and river walks close to newer builds bring soil and mulch right up against slab edges, and any timber decking or feature close to the building still gives termites a way in if the barrier is not detailed properly at every penetration and edge before the concrete for that stage goes down.

Local conditions

What makes Breakfast Point blocks a termite risk

Three things shape termite risk on a Breakfast Point build, tied to its riverside, landscaped setting.

Landscaped gardens against slab edges

Breakfast Point's parks and river walks bring mulched garden beds close to many buildings, and mulch and soil sitting directly against a slab edge is exactly the kind of moisture and cover termites use, so we detail that junction carefully.

Riverside moisture off the Parramatta River

Being on a headland surrounded by the Parramatta River keeps air and ground moisture higher than an inland site, conditions that suit subterranean termites regardless of how new the surrounding buildings and landscaping happen to be.

Timber decking on newer builds

Architect-designed houses and townhouses here often feature timber decking and outdoor living areas close to the building, and any timber touching or close to the slab edge needs the same barrier attention as an older home's sub-floor would.

What we install here

Building in Breakfast Point

Breakfast Point work is mostly townhouses, architect-designed houses and apartment slabs on the later stages of the planned community. Collars close off every plumbing and conduit penetration before the pour, the perimeter is detailed against landscaped garden beds and river walks, and particular attention goes to any timber decking close to the building line. One quote from your plans covers every stage of the job, scheduled around your builder's program and trades.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Breakfast Point

Builds near Breakfast Point Village Green and the river walks sit closest to landscaped garden beds that keep mulch and soil against nearby slab edges, so those sites get extra attention at the perimeter. Towards Cabarita Shopping Centre and Massey Park Golf Course, sites are slightly more open, but the same riverside moisture affects the whole headland regardless of exact position.

The City of Canada Bay certifies Breakfast Point builds. Two things are needed ahead of the Occupation Certificate: a notice recording the system installed, placed inside the meter box, and an installation certificate listing the products used, areas protected and licensed installer. Product data sheets and maintenance advice are included with both, handed over the moment the job is finished.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Breakfast Point questions

Answered

Do newer slab-built homes in Breakfast Point still need a termite barrier?

Yes, slab construction does not remove the requirement. Landscaped gardens and timber decking close to the building can still give termites a way in, so the collars, membrane and perimeter still need to be installed to AS 3660.1 before the pour, the same as any other new home in a termite-prone area.

Does riverside moisture at Breakfast Point increase termite risk?

Being surrounded by the Parramatta River keeps air and ground moisture higher than an inland suburb, which suits subterranean termites. We detail slab edges and any garden-facing boundaries with that in mind and recommend regular inspections at least every 12 months once the whole build is finished and fully occupied.

Can you fit a barrier around a townhouse with timber decking?

Yes, decking and outdoor living areas close to the slab edge need the same careful barrier detailing as a sub-floor would on an older home. We check the deck's position relative to the slab before quoting so the collars and perimeter are placed correctly the first time, without reworking finished landscaping later.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
