Quick answer

Yes, a knockdown rebuild in Canley Vale needs a termite management system regardless of what stood on the block before, because low-lying ground near two creeks adds to the termite pressure across this part of Fairfield. AS 3660.1 is the standard followed, and every collar goes on before the pour. Occupation needs the durable notice and a matching certificate first.

Termite barriers in Canley Vale

Why Canley Vale builds need the barrier in before the pour

Canley Vale is one of the older suburbs in the City of Fairfield, in postcode 2166 and about 24 km west of the Sydney CBD. Its name comes from Canley Grange, the house Sir Henry Parkes built here in the 1800s, and it was part of the municipality of Cabramatta and Canley Vale around the turn of the twentieth century. Canley Vale station sits on the Old Main South line, Cabramatta is a short trip south, and Westacott Cottage now houses the Fairfield City Arts and Crafts Centre. New building work here tends to be knockdown rebuilds on these older, established streets rather than construction on vacant land.

Two waterways shape the suburb and, with it, what a new barrier has to deal with. Prospect Creek and Orphan School Creek both pass through Canley Vale's parks, including Parkes Reserve and Sherwin Park, keeping nearby soil damper for longer than drier parts of the suburb. Combined with a rail line and long-established streets, that dampness makes Canley Vale a place where moisture-loving pests, rodents and cockroaches all turn up alongside termites. A rebuild here needs the barrier planned around whether the block sits closer to a creek, the rail corridor or the shops, since each pulls a different kind of pressure.

Local conditions

What makes Canley Vale blocks a termite risk

Three things shape termite risk in Canley Vale, and each one changes how closely we detail the barrier.

Prospect Creek and Orphan School Creek

Both waterways run through Canley Vale's parks and keep nearby soil wetter for longer than drier parts of the suburb, conditions termites favour when foraging toward older homes. On rebuilds near Parkes Reserve or Sherwin Park we spend extra time on the soil treatment before the new slab goes down.

Rail corridor near the station

Canley Vale station sits on the Old Main South line, and rail corridors like this give rats a protected route between properties through drains and ballast. Homes being rebuilt near the line need a perimeter that treats the rail boundary seriously.

Old, established residential streets

As one of Fairfield's older suburbs, Canley Vale has decades of established gardens and street trees, and old stumps or buried timber can already be supporting termite activity nearby. A knockdown rebuild is the chance to treat the soil properly rather than build straight over what is already there.

What we install here

Building in Canley Vale

Most of our Canley Vale work is knockdown rebuilds on the suburb's older residential streets, with slab-on-ground the typical choice. Every pipe and cable penetration through the slab gets its own collar well ahead of the pour, and where a block sits near Prospect Creek, Orphan School Creek or the rail line we treat the surrounding soil as carefully as the slab edge itself. Pricing is a single fixed quote worked out from your plans, covering demolition-stage soil work through to the finished perimeter.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Canley Vale

Johnston Park, about 0.1 km away, is one of several reserves whose turf, trees and mulch shelter ants, spiders and rodents close to nearby homes. Canley Vale station, roughly 0.2 km off, sits on a rail corridor whose drains, embankments and ballast give rats protected routes between properties. Cabramatta Plaza, about 1.0 km away, adds food waste from a busy shopping precinct, and Lennox Reserve provides more green cover on the creek side of the suburb.

Fairfield Council certifies building work in Canley Vale, and an Occupation Certificate will not follow without two things on record: a meter-box notice showing a termite management system is in place, and a certificate spelling out the products, the coverage and our licence. Once the barrier is complete we get both documents moving straight away, aimed at whichever certifier and inspection date your project is working to.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Canley Vale questions

Answered

+61 450 515 215
Does living near Prospect Creek or Orphan School Creek mean extra termite risk?

Soil near either creek tends to stay damper for longer than the rest of Canley Vale, and that dampness is exactly what draws termites to forage toward a nearby house. We pay closer attention to drainage and soil treatment on blocks near Parkes Reserve or Sherwin Park as a result, rather than applying the same standard approach everywhere.

We are close to Canley Vale station. Does the rail line change anything?

Rail corridors like the Old Main South line give rats a sheltered route between properties through drains and embankments, which is more relevant to general pest pressure than termites specifically. It does mean we look closely at any gaps around the boundary nearest the line when planning a new barrier.

Our block has an old fence line with buried timber. Does that matter for a rebuild?

Yes, buried timber, old stumps and established garden beds on older Canley Vale blocks can already be supporting termite activity before a new slab ever goes down. We check for signs of this during the quote and factor any necessary soil treatment into the plan alongside the standard slab-edge system.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
