Quick answer

Fairfield Heights is classified as termite-prone, so under the NCC a new home, dual occupancy or granny flat requires a compliant termite management system. Work follows AS 3660.1, with collars fitted and under-slab elements finished ahead of the pour. Once that is done, your certifier receives a durable notice and installation certificate before the Occupation Certificate is granted.

Termite barriers in Fairfield Heights

Why Fairfield Heights builds need the barrier in before the pour

Fairfield Heights is laid out on a grid within the City of Fairfield, in postcode 2165 about 25 km west of the Sydney CBD, and is mostly low and medium-density housing. The Boulevarde runs along the suburb's highest ground from north to south and carries its commercial life, lined with bakeries, restaurants, food stores, pharmacies and a supermarket. Away from that strip, the suburb sees a steady flow of knockdown rebuilds, dual occupancy splits and granny flats on its established residential blocks, rather than large new estates springing up on vacant land.

Sitting on the highest part of the local terrain changes how water moves around a Fairfield Heights block, and that affects where soil stays damp enough to suit termite activity. Streets nearer Fairfield Heights Park, which keeps a strip of bushland along its walking paths, see more moisture and leaf litter feeding into garden soil close to fence lines. Homes closer to The Boulevarde tend to be tighter, older blocks where a rebuild or a dual occupancy split is the main opportunity to put a proper barrier in. Either way, the system has to be finished before the slab closes up.

Local conditions

What makes Fairfield Heights blocks a termite risk

Three factors shape termite risk across Fairfield Heights, and each changes how we approach a barrier on that block.

Fairfield Heights Park bushland edge

Fairfield Heights Park keeps a strip of bushland along its walking paths, and homes bordering it sit closer to leaf litter and garden timber that can carry termite activity toward a new slab. We give those boundary fence lines extra attention in the perimeter design.

High ground, established gardens

The suburb's grid sits on its highest local ground, and decades-old gardens on rebuild sites often hold buried timber and root systems from mature planting. Clearing that material and treating the soil properly is part of getting a barrier right before the new slab goes in.

Dual occupancy and shared walls

Where a block is split into a dual occupancy or townhouses share a common wall, a gap in one side's barrier can let activity move into the other. We recommend treating both halves of a shared-wall build at the same time rather than staggering the work.

What we install here

Building in Fairfield Heights

We work on Fairfield Heights knockdown rebuilds, dual occupancy splits, granny flats and small townhouse sites, most sited on the suburb's grid of established residential blocks away from The Boulevarde. Waffle pod and raft slabs are the norm, with collar counts driven by how many service penetrations a dual occupancy or townhouse pair needs. Pricing is fixed from the plans in advance, and site visits are coordinated directly with the builder so nothing on the program slips.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Fairfield Heights

The Boulevarde is the suburb's commercial spine, and the shops and food outlets along it sit close to some of the tighter, older residential blocks where rebuild work is common. Kinta Park is a small reserve near the centre of the suburb, a useful marker for jobs on the surrounding streets. Fairfield Heights Park, with its bushland-edged walking paths, and Prospect View Park further out both mark where nearby homes get closer attention to garden timber and fence-line moisture.

The City of Fairfield is the certifying authority for Fairfield Heights, and its requirements are the same for a dual occupancy, a granny flat or a full rebuild. Certifiers need a durable notice, placed in the meter box, describing the termite management system, together with an installation certificate that names the products, the area protected and the installer. We provide both, with product data and maintenance notes, before the Occupation Certificate is issued.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months

The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do both sides of a Fairfield Heights dual occupancy need their own termite barrier?

Each dwelling needs its own compliant system under the NCC, but because the two halves share a wall and often a slab edge, we recommend treating both sides together. Doing so closes off any gap where activity could move from an untreated half into a protected one, and it is usually more efficient than staging the work separately.

Does backing onto Fairfield Heights Park change what barrier I need?

It generally means the perimeter along that boundary deserves closer attention, since the park's bushland edge and leaf litter keep nearby soil damp and can support termite activity close to the fence line. We check those boundary sections carefully and detail the barrier around any garden beds or timber retaining close to the slab.

When should I arrange a termite barrier for a granny flat in Fairfield Heights?

As soon as the slab date is set. Collars need to be fitted once the plumber's rough-in is finished, always ahead of the pour, so we pencil the visit into your build program at that point. If the granny flat sits behind an older established garden, tell us early so we can clear and treat any old timber in the soil first.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
