Quick answer

Yes. Under the NCC, a new house, townhouse or shop-top apartment in Fairfield requires a termite management system because the area is termite-prone. AS 3660.1 sets how it is installed, so collars go on and any under-slab work is done ahead of the pour. Your certifier then needs a durable notice and an installation certificate before signing off on the Occupation Certificate.

Termite barriers in Fairfield

Why Fairfield builds need the barrier in before the pour

Fairfield is the commercial heart of the City of Fairfield, in postcode 2165 about 23 km west of the Sydney CBD, with a small corner of the suburb falling under Cumberland Council. Housing expanded fast after the Second World War, including a wave of 1950s Housing Commission homes, and today those older houses sit alongside medium-density blocks, shop-top housing and newer apartments packed around Ware Street, Smart Street and The Crescent. That busy commercial strip, with buildings dating back to the 1890s and 1920s, is one of the main reasons this part of Western Sydney keeps adding infill housing and mixed-use development rather than large new estates.

A dense town centre with a mix of old footings, shop-top slabs and new apartment builds changes how a barrier gets detailed. Prospect Creek runs close enough to add moisture to the ground on the suburb's flatter, lower blocks, which keeps soil conditions favourable for termite activity year round. Shop-top and mixed-use buildings bring service risers, lift pits and multiple tenancies over a single slab, so the plan has to account for a lot of penetrations in a small footprint. Getting the barrier right before the pour avoids costly rework once shopfronts and units are fitted out above it.

Local conditions

What makes Fairfield blocks a termite risk

Three local factors drive how we plan a barrier for a Fairfield build, from the town centre's density to the creek nearby.

Prospect Creek moisture

Prospect Creek keeps the ground damp on Fairfield's lower, flatter blocks, and damp soil is exactly the condition subterranean termites look for. Blocks closer to the creek line get a fuller perimeter system rather than a minimal edge treatment.

Shop-top and mixed-use slabs

Buildings around Ware Street, Smart Street and The Crescent often combine ground-floor retail with apartments above, on one slab with plumbing, lift pits and multiple service risers. Every penetration needs a collar, so we work from the full set of plans before quoting.

Post-war homes on established blocks

Older Housing Commission-era homes being knocked down and rebuilt usually sit on blocks with decades of garden beds and old timber left in the soil. That existing material can feed activity long before a new slab goes in, so treating the soil counts for just as much as the physical barrier itself.

What we install here

Building in Fairfield

We install barriers for new houses, townhouse developments, knockdown rebuilds and shop-top apartment buildings across Fairfield, along with granny flats behind established homes further from the town centre. Waffle pod and raft slabs suit most house and townhouse sites, while the mixed-use buildings nearer The Crescent typically need a suspended slab over commercial space with collars fitted to a larger set of penetrations. Pricing is fixed up front from the drawings, and our attendance is arranged directly with each builder's site supervisor to suit a busy town-centre program.

  • Under-slab membraneA termite-resistant sheet laid across the prepared ground before the pour.
  • Penetration collarsCollars sealed to every pipe and conduit that comes up through the slab.
  • Perimeter & slab edgeA barrier at the slab edge and into the cavity, so nothing can track up hidden.
  • Chemical soil barrierAn APVMA-registered treated zone in the soil under and around the building.
  • ReticulationA pipe network laid before paving so the treated zone can be topped up later.
  • Piers & suspended floorsProtection for bearers, piers and suspended timber floors on sloping blocks.

Local knowledge

Around Fairfield

Neeta City Shopping Centre and Fairfield station sit close together near the town centre, and the retail and transport activity around them marks where much of Fairfield's shop-top and apartment construction is concentrated. Crescent Park and Lennox Reserve are the nearest green spaces to the older residential streets, useful reference points when describing a rebuild site. Fairfield Leisure Centre sits further out, closer to the quieter house blocks where knockdown rebuilds are more common than apartment builds.

Building work in Fairfield, including the small pocket that falls under Cumberland Council, is certified through the City of Fairfield. Certifiers there ask for a durable notice recording the termite management system, secured inside the meter box, plus an installation certificate that lists the products used, the coverage area and who installed them. We supply both, together with product information and maintenance advice, in time for the Occupation Certificate.

Systems we install

The right barrier for your slab and your site

Every photo below is from one of our own Sydney jobs. We look at your slab design, site and budget, then recommend a system or a combination.

Physical termite barrier laid over the slab preparation01

Under-slab membrane

A termite-resistant sheet laid over the whole prepared footprint before concreting, so termites can't come up through the slab anywhere.

Penetration collars fixed through mesh before concreting02

Penetration collars

A sealed collar on every pipe, conduit and service that passes through the slab. These gaps are the most common hidden way in.

Completed slab with a perimeter termite barrier in place03

Slab edge & cavity barrier

Protection at the slab edge and into the wall cavity, which stops termites building hidden tunnels up the outside of the slab.

Chemical soil barrier applied along a brick footing04

Chemical soil barrier & reticulation

An APVMA-registered termiticide zone in the soil, with an optional pipe network under paving so it can be recharged later without digging.

Termite barrier beneath a suspended timber floor05

Suspended floors & piers

Barriers for bearers, piers and raised timber floors on sloping or elevated blocks, where there's no slab to protect.

Perimeter barrier run against a sandstone wall06

Retaining walls & tricky sites

Detailing for sandstone cuts, block retaining walls, step-downs and cut-and-fill sites, which are common across Sydney.

Why during construction

Do it now, or pay more to do less later

A retrofit can only treat around a finished house. A pre-construction system protects the parts nobody will ever be able to reach again.

Costs far less

A barrier put in during the build costs a fraction of a post-construction system, and far less than repairing termite damage.

Meets the NCC

New houses (Class 1) and outbuildings (Class 10) with termite-susceptible framing need a compliant termite management system.

Hidden gaps sealed

Pipe penetrations and slab joints can only be fully protected while they're still open, before the concrete goes in.

The whole footprint

An under-slab system covers ground that no treatment from outside the finished house can ever reach.

No OC delays

Your certifier needs the certificate and durable notice before issuing the Occupation Certificate. We supply both together.

Easier to sell

Documented, compliant protection gives buyers, building inspectors and lenders confidence when the home is sold.

Installation stages

Installed in stages that follow your build

A termite barrier isn't a single visit. Each part goes in when the site is ready for it, and we fit around your plumber, concreter and bricklayer.

Keeping the barrier working

A barrier only works while it stays intact and visible. Pass these on to the owner.

  • Keep at least 75 mm of the slab edge exposed. Don't cover it with soil, mulch or paving.
  • No garden beds or stacked timber against the house
  • Keep weep holes clear of render and debris
  • Fix leaking taps, downpipes and hot water units near the walls
  • Ask the installer before drilling through the slab or adding pipes
  • Book a timber pest inspection at least every 12 months
75 mm EXPOSED EDGE BARRIER UNDER THE SLAB
The inspection zone. An exposed strip of slab edge lets anyone spot termite mud tubes before they reach the frame, which is why paving, soil and mulch must stay below it.

Do shop-top apartments in Fairfield need the same termite barrier as a house?

They need a termite management system under the same NCC requirement, but the detailing is different. A shop-top building has commercial space, lift pits and multiple service risers on one slab, so we map the collar layout and trade sequencing from the architectural drawings first, rather than pricing it as a standard house-sized job.

Does being near Prospect Creek change what barrier a Fairfield build needs?

It changes how thorough the perimeter needs to be. Blocks closer to the creek tend to hold more moisture in the soil, which favours termite activity, so we generally recommend a full perimeter system rather than a minimal treatment on those sites, along with attention to drainage around the slab edge.

When should I book a termite barrier for a Fairfield knockdown rebuild?

Lock a date in the moment demolition is confirmed and a rough slab date exists. Collars go on and any under-slab work is finished once the plumber has completed the rough-in, always ahead of the concrete truck. Getting in touch early also lets us clear and treat any old garden timber left over from the previous building before the new slab is poured.

Does a new home need a termite barrier in NSW?

In most cases, yes. The National Construction Code requires a termite management system for new houses and outbuildings in termite-prone areas where the primary building elements can be damaged by termites. Sydney is termite-prone, so the system is installed to AS 3660.1 and your certifier asks for the installation certificate and durable notice before the Occupation Certificate is issued.

What does a pre-construction barrier cost?

It depends on slab area, perimeter length, the number of pipe penetrations, the system chosen, site complexity and how many visits the build needs. Send us the plans and we return one fixed written quote covering every stage. Quoting is free.
